JRS was retained to provide building envelope consulting services for the design and construction of Lelem, a master planned community located on UBC’s Block F, a Musqueam Indian Band parcel of land.

This development will be built in two phases over ten years. There will be 1.2 million square feet of residential space with a total of 1,250 units in the residential towers which range between 12 and 18-storeys. There are also a number of 4-6 level buildings and townhouses with individual entry stoops and porches. The commercial fronts have sloping feature roof elements and timber structures. Roof overhangs, balcony covers, and eyebrow elements have been incorporated for weather protection. The materials for the exposed areas of the building envelope are primarily window wall, masonry, and metal panel which have been selected for their weather resistive qualities.
