Champlain Heights Community Centre

Project Highlight – 2016-2019 TARGETED ENVELOPE RENEWAL PROJECT, Vancouver BC

The Champlain Heights Community Centre, located at 3350 Maquinna Drive in the Fraserview area of Vancouver, provides quality leisure services for the residents of Champlain Heights. The complex was constructed circa 1979, and includes a youth centre, preschool childcare, indoor cycling, a dance studio, squash and racquetball courts, a fitness centre with sauna, tennis courts and playground.

JRS Engineering was retained to provide building envelope consulting services to assist the City of Vancouver and Champlain Heights Community Association with the maintenance and renewal of their complex. Our involvement started with assessing the condition of the building envelope, which included the original windows, wood siding, cedar shake roofing, single-pane T-bar skylights, and the condition of several glulam wood beams supporting the roof structure. JRS identified several conditions which were affecting the performance and durability of the building envelope and structure, and provided recommendations to renew envelope components that had reached the end of their service life.

The City elected to replace the existing sloped cedar shake roofing, T-bar skylights, concealed gutter membranes, and portions of the cedar wall cladding. JRS prepared a full design package including tender documents, specifications, and drawings for subsequent open tendering by the City. The new design included insulated standing seam metal roofing assemblies, integrating aluminum framed double-glazed skylight assemblies. A robust, 90mil EPDM membrane was selected for the concealed gutters, and new rainscreen wood siding was installed at select wall areas to maintain existing aesthetics. The standing seam metal roof and concealed gutter assemblies were designed to meet or exceed RCABC standards for the 5 Year RoofStar Guarantee.

JRS worked with the City and the Contractor during construction to conduct quality assurance field reviews and address technical questions as necessary.  The project was a success, resulting in the City obtaining the RCABC 5 Year Roof Star Guarantee for the new roofing assemblies and a durable new envelope to provide protection for the complex for years to come.
