Private Residence Rehabilitation
This modern 3-story home on Seattle’s Queen Anne Hill was constructed in approximately 2002. It has large areas of windows, curved standing seam metal roofs, framed fireplace shrouds, and an indoor/outdoor lap pool on the ground level. The heavily glazed entry includes a water feature and planted area.
Window issues were discovered, as well as water intrusion at stucco wall assemblies. Repair and replacement of degraded materials was completed during demolition work. Windows were removed and re-installed in a manner consistent with current best practice. The work includes addition of a bedroom on the second floor.
JRS collaborated with the Architect and Contractor in evaluating the state of building envelope components and designing repairs. Using original construction drawings and site investigation results, JRS recommended new approaches, provided a scope outline and detail, and provided guidance during demolition and construction.
