Magnuson Pointe Condominiums
Magnuson Pointe Condominiums were constructed in 1979, and the two buildings (105 total units) were converted to condominiums in 2004. JRS’s work started in 2012 with a condition assessment and completed in 2016 when rehabilitative work was complete.
JRS provided a complete Building Envelope Condition Assessment and determined that several systems did not meet performance needs – including roofing, windows, cladding, and some decks. The HOA proceeded with a repair scope that included partial replacement of the existing siding system with rainscreen cladding, partial window replacement, roofing replacement, and partial deck repairs. JRS was engaged as the Contract Administrator and Professional of Record.
