Linden Park Condominiums
This project was rehabilitation of a 3-story wood-framed condominium in North Seattle, originally constructed in 1982. The building has 93 residential units and 1 level of partially below-grade parking structure. Cladding was damaged and decayed, and the roof and atrium-style windows had a history of leakage.
JRS performed a Building Envelope Condition Assessment (BECA), followed by a roof inspection and production of a Roof Condition Assessment Report. Based on our findings, we recommended rehabilitation methods to address underlying causes of decay and leakage, improve energy efficiency, and provide a durable building envelope that performs and protects unit owners’ investment. Rehabilitation work included deck and balcony repair, re-cladding with high-performance rainscreen and air barrier, and window replacement.
