Winner of the 2012 Gold Nugget Award for Best On-the-Boards Design, this full‑block redevelopment project is located in Seattle’s South Lake Union neighborhood. It includes:
- Two new residential and commercial mid-rise mixed‑use towers (Stack House). This project included rehabilitation of a historic smoke stack.
- Core and shell renovation of the historic Supply Laundry Building for retail, restaurant, and office use.
- Below‑grade parking garage.
Stack House received LEED for Homes Mid-Rise Platinum certification, and met Seattle’s 2030 District challenge for energy and water savings. The Supply Laundry building met Landmarks Review Board requirements.
JRS provided full building envelope design services, including assessing existing enclosure components, producing construction details, and writing specifications. During construction JRS conducted field reviews, conducted water ingress tests for new windows installed, and performed whole building air leakage testing.
