This 7-story apartment building on Seattle’s lower Queen Anne hill has 59 units and 4 parking spaces above grade. The rooftop includes an occupied deck and solar panels, and units have high-performance windows. The project is on a sloping site and approximately 42,000 square feet in size. HUD is providing financing.
Project features are designed for Passive House certification, which heavily influences building envelope assemblies and materials. Triple-glazed windows, super-insulated walls, and a high degree of air tightness are required.
Exterior corridors provide circulation on each floor. Exterior cladding, installed in a rainscreen manner, is cement board with integral color, glass fiber-reinforced concrete panels, cedar planks, corrugated metal, and vertical metal panels. Other exterior components include sun shades and canopies.
JRS’s tasks include collaborating with the project design team and consulting on environmental separation and building envelope performance.
