MAJOR REDEVELOPMENT UNDERWAY IN SEATTLE WITH JRS TEAM ON BOARD.

The JRS team is delighted to be providing full design services for a major redevelopment located at 2309 S. Jackson Street. Our services include schematic design, design development, construction documents and bidding assistance. We will also be providing comprehensive services during construction including field reviews and site testing.

Vulcan Real Estate is developing the 3.6-acre location into a mixed-use property that will consist of two seven-story buildings and 49,000 square feet of retail space constructed over three levels of below-grade parking. This new development will provide 520 residential units, 20 percent of which will be affordable units. The full project size will encompass an astounding 788,500 square feet.

JRS Vancouver is delighted to be a part of the Park Station project. Our team is providing a full range of building envelope services, including field services, design review, and shop drawing review. In addition to the traditional building envelope services, JRS is providing full building envelope design and detailing, in conjunction with the architect. A very uncommon task within our industry.

Currently in the design phase, the Park Station development will consist of one 8-storey concrete mixed-use structure and two 2-storey townhome buildings situated in the Cambie Corridor. The three structures will provide a total of 55 residential units. The project is targeting LEED® Gold Standard and will include numerous unique design features such as continuous exterior insulation for improved thermal performance of the building, exterior roller shades that will provide protection from the sun during hot summer months, and a green roof that will provide significant reduction in greenhouse gas emissions and minimize heat loss.

Located along the prestigious Cambie Corridor on Vancouver’s Westside, the Grayson residential development will consist of a six-storey concrete and steel-frame apartment building and four two-storey townhomes that will be built over two levels of parkade. The Grayson complex will boast a total of 58 finely crafted homes that will demonstrate a masterful incorporation of glass and concrete in the building façade. The are designed with entertaining and relaxation in mind. The project is targeting LEED® Gold Standard.

JRS is providing a full range of building envelope consulting services, including design development assistance, review of construction documents, field services and site testing.


JRS VANCOUVER’S RECENT HISTORIC PROJECT IS NOMINATED FOR CITY OF VANCOUVER’S PEOPLE’S CHOICE HERITAGE AWARDS.

JRS Vancouver is very excited to share that the historic Yale Hotel is nominated for City of Vancouver’s People’s Choice Heritage Awards.

The three-storey landmark heritage building was built in 1888 and recently underwent a major exterior restoration. JRS drew on the extensive experience with similar historic projects and provided specialist building envelope consulting services required for the heritage restoration of this project.

The Vancouver People’s Choice Heritage Awards are a way for the City to recognize the extraordinary work that goes into preserving the diverse heritage throughout Vancouver’s neighbourhoods. Public rating is open until Thursday, April 13, 2017.

JRS SEATTLE’S KIRKLAND PROJECT WINS A NATIONAL AWARD.

JRS is very proud to announce that one of our recent projects, an office building in Kirkland, WA, was honored by Engineering News-Record (ENR). This five-acre Kirkland Office Campus won ENRs 2016 National Best of the Best Projects: Green Project category.

JRS Engineering provided design review consulting services to DLR Group throughout the design process. During construction, JRS was the envelope commissioning agent, conducting reviews of active work, reviewing and testing mock-ups, and completing a whole-building air barrier test.

ENR judges considered more than 700 construction-industry projects that were completed in the United States between May 2015 and June 2016. The winners will be honored at the ENR Award of Excellence Gala in New York in April 2017.

JRS CALGARY ATTENDed THE GRAND OPENING OF THE SIMONS STORE LOCATED INSIDE THE HISTORIC LANCASTER BUILDING.

On March 16, 2017 our team in Calgary had the privilege of attending the grand opening of Simons’ new retail store. Located in downtown Calgary, the new location occupies five floors of the historic Lancaster Building, as well as three floors of the adjacent CORE shopping complex.

“The key for Calgary was to bring Simons to the heart of the city in a way that pairs our contemporary style with the heritage of a historic building. The result is a five-storey, multi-building layout that creates an exciting shopping experience where customers can explore our branded environments; each with its own space and personality,” mentioned Peter Simons, the CEO of Simons.

Marty Deemter of JRS Calgary attended the grand opening of the Simons retail store. Marty has a special connection to the 98-year-old Lancaster Building. The nine-storey building, designed by James C. Teague, is known for being Calgary’s first highrise tower. It recently underwent renovations and updates and our Calgary team, including Marty, worked on the project. We reviewed isolated areas of the building to assess parapet flashing attachment concerns at the terra cotta parapet assembly. Although building drawings of this era are hard to find, we were able to find copies in local archives to assist with our investigation. We then performed a comprehensive building envelope condition assessment to determine an accurate estimate of required remediation. As a result of our observations, we were then retained to provide prime consultant services for the remediation and revitalization of terra cotta, brick stone and fenestration. JRS is proud to have been a part of the Lancaster project and we enjoyed attending the grand opening of the Simons store.


JRS’ CANADIAN SKI ADVENTURES & MORE

Both our Calgary and Vancouver offices have recently enjoyed very fun team-building outings. The Calgary team enjoyed a fun day of skiing and snowboarding in Lake Louise Ski Resort in Alberta. Located in the heart of Canadian Rockies, the resort boasts over 4,200 acres of magnificent world-class terrain. The team then enjoyed après and live music at the Kokanee Kabin, which is adjacent to the base of Glacier Chair. It sounds like a really great day of team building!

JRS Vancouver also enjoyed a fun day of team building at our annual Whistler outing. The charming town provided everyone with something fun, exciting or relaxing to do: a biathlon, a day on the slopes or a day of pampering at either the Nita Lake or the Scandinave spa. Our team re-grouped in the afternoon for a delicious lunch at the Garibaldi Lift Co. Bar & Grill. The fun and well-deserved days off are courtesy of JRS Engineering.

OUR SEATTLE TEAM A PART OF A PASSIVE HOUSING PROJECT

The property located at 320 Queen Anne Avenue North will be undergoing some exciting changes. The existing two-storey building, constructed in 1957, will be demolished and replaced with a seven-storey and 59-unit apartment building that will meet the Passive Housing standards of Net Zero or Net Positive energy demand. To achieve this, the building will feature an airtight building envelope, high-performance windows and solar panels on the roof. The property owners hired Karen Kiest Landscape Architects to design a roof deck and a rooftop dog run.

JRS Engineering is pleased to be part of this unique project. Our team will provide full design review services prior to construction and we will also provide field services and site testing during the construction.



JRS SEATTLE BEGINS WORK ON A MULTI-USE PROJECT IN SOUTH LAKE UNION

JRS Seattle and Vulcan Real Estate are working together on a new multi-use project which will consist of three seven-story buildings spanning the entire city block. The three cabin-like structures, designed by Runberg Architecture Group, will be adjacent to the historic Cascade Park and will boast a sloped green roof that will allow natural light into the public courtyard and other pedestrian-oriented spaces. The project is targeting LEED® platinum.

JRS Seattle is currently collaborating with the development team and providing full design services for this project.

It was a very festive December for the JRS Engineering teams from the Vancouver, Calgary and Seattle offices as we gathered in the beautiful Fairmont Hotel Vancouver for our holiday celebration. This annual celebration is especially important as we get the opportunity to reconnect with friends and colleagues from our other offices, in a beautiful setting and over a truly delightful dinner. This year we also introduced a year-in-review slideshow which celebrated our accomplishments of the past year and showed how much fun we have together, both inside and outside of work time.

Recently, JRS Vancouver raised a robust $945 for the Movember Foundation Canada, surpassing our original goal of $500. JRS Mo Bros & Mo Sistas donated funds and also campaigned to raise money for this important cause. The final sum raised includes a generous contribution from JRS Engineering & JRS Principals, who matched all employee contributions.

The Movember Foundation is the leading global organisation committed to changing the face of men's health and tackling men’s health on a global scale, year round with one goal: to stop men dying too young. Handsworth Secondary in North Vancouver (the defending 2015 BC Provincial Champions) and West Vancouver Secondary School are hosting this year’s elite annual competition. The event takes place December 1 – 3 and features the top 16 Senior Girls High School volleyball teams from across British Columbia.

JRS Team receive People Choice from Architects Without Borders

JRS Seattle recently participated in Seattle’s “Ready to Rumble” earthquake preparedness open design competition hosted by Architects Without Borders – Seattle. AWB encouraged submission of life-saving tools, methods, systems, or products that would help individuals and communities prepare for a large earthquake.

JRS is very proud to announce that BK Choi and Dimas Rodriguez of JRS Seattle took the People’s Choice award, which was voted on by visitors to the Seattle Design Festival’s Block Party exhibited in September. Their popular idea proposed a design that would allow individuals, households and communities to independently and effectively manage sanitary issues in post-disaster scenarios.

OUR SEATTLE TEAM COMMENCES WORK ON ALEXAN 100

Alexan 100

JRS Seattle is currently providing design review services for the Alexan 100 development project. Alexan 100 will be a mixed use apartment building in the Uptown area of Queen Anne, which currently is a hotbed for development and construction activity. The 28,000 square foot site of Alexan 100 will eventually become a 164-unit apartment building with below-grade parkade and 3,300 square feet of retail space.

JRS Engineering is delighted to partake in this project. As part of our consulting services, we are working closely with the project team and reviewing preliminary building envelope drawings. In time, we will provide the project team with feedback and recommendations that highlight areas that should be considered before construction commences.



UPDATE ON CITY OF CALGARY’S BUILDING MAINTENANCE BYLAW.

September 28, 2016

Calgary’s City Council approved the City of Calgary’s Building Maintenance Bylaw in June 2016. The bylaw, which comes in effect on January 1, 2017, requires all buildings over ten years old and higher than five storeys to undergo a visual assessment of the exterior walls and roofs every five years. The assessments are meant to prevent safety issues from occurring when building materials and debris fall off of buildings due to weak and/or damaged building exteriors. The bylaw is to be implemented over numerous phases and will commence with the visual assessments conducted on oldest buildings.

The City of Calgary requires that that all visual assessments are to be done by an individual with proper education, training and sufficient experience to carry out the visual assessments. Our team at JRS Engineering understands that having the right information is necessary to maximizing your building’s lifespan and performance. Our team specializes in building envelope condition assessments, with extensive experience in establishing what condition your building envelope is in and identifying issues early on, before potentially serious damage can result.

The JRS Team would like to congratulate Andrea Eng and José Rodriguez for successfully passing the Registered Roof Observer (RRO ®) examination.

Andrea (P.Eng., LEED® AP, RRO ®) is a project engineer with a unique multi-disciplinary background. Her extensive experience in design and project management contributes to her solid problem solving skills, team spirit and adherence to deadlines. Andrea’s building envelope specialties include managing building envelope condition assessment, rehabilitation, roofing and leak investigation projects.

José (M.Eng., RRO ®, TQ, Red Seal) is a project consultant with a broad scope of expertise in the building envelope industry. He focuses on roofing and below-grade waterproofing and is an RCABC-accepted inspector. José is skilled in condition assessments, maintenance and repairs, roof renewals and replacements, window testing and air leakage testing.

Andrea and José are now among an elite group of professionals who have earned this highly regarded designation. In order to become a Registered Roof Observer, one must fulfill specific requirements which include an application process, acting in accordance with the RCI Code of Ethics, and passing a computer-based exam. JRS TO PRESENT ON ROOF INSULATION OPTIONS AT THE 2016 BCBEC CONFERENCE & AGM

Josh Jensen, AScT, CHI, RRO, RRC, JRS Vancouver’s head of the roofing division, is sharing his roofing knowledge at this year’s British Columbia Building Envelope Council (BCBEC) Conference & AGM. This one-day symposium provides industry members with knowledge exchange and thought-provoking conversation and industry members may also be eligible for Continuing Education credits.

Josh will address various roof insulation options that provide thermal separation from building’s interior to exterior. He will offer information about the meaning of tech data sheet from a design perspective and advise participants on where to access important information that will help to ensure that all aspects of the design are considered in order to prevent failures from occurring due to simple misunderstandings.

Josh Jensen is an RCABC-accepted roof inspector, RCI Registered Roof Observer (RRO) and Registered Roof Consultant (RRC). He is actively involved in the industry and currently he sits on the Board of Directors for BCBEC and RCI Western Canada Chapter. He is also a member of the RCABC Technical Committee and serves on the Underwriters' Laboratories standards technical panels for Roof Wind Uplift Resistance and Roofing Covering Testing.

JRS Vancouver is proud to be providing roofing services for the Heritage Hangar, located at the Boundary Bay Airport in Delta. Constructed in 1941, this Second World War-era structure originally served as a Royal Canadian Air Force training facility and it represents Canadian wartime experience and effort undertaken during WWII. This landmark, constructed of heavy timber frame, is a perfect example of an open-span truss structure. The bow-arch roof is the most notable feature and spans the entire length and width of the enormous structure.

The hangar required significant restoration work in order to function as a hangar in the future. The JRS team provided roofing services, including review of original architectural plans and construction documents. JRS also performed test cuts and review and is using this data to establish the roof assemblies’ current and future performance.

JRS SEATTLE AND THE LOW INCOME HOUSING INSTITUTE CELEBRATE THE COMPLETION OF MARION WEST APARTMENTS

Marion West Apartments

The Marion West building is Low Income Housing Institute’s recently completed four-story, 49-unit structure that provides housing for homeless young adults and low-income workers. The mixed-use complex is also providing 6,900 square feet of commercial and community space, which includes University District Food Bank, cafe, classrooms, counseling offices, resident lounges, and community kitchen. The rooftop garden will provide vegetables and herbs to the food bank.

JRS Seattle is proud to have been a part of this important project. Our team provided full design review and field work during the construction of this building; this included regular site visits and window and air barrier testing.

It was five years ago this week that JRS opened the Calgary office. What started out as a small team has continued to grow over the last five years and we’ve had the chance to work on many notable and exciting projects in various parts of Alberta. We are pleased to announce that we recently moved into a larger space to accommodate our growing group. All of us at JRS Engineering would like to wish a very Happy Birthday to our team in Calgary and congratulate them on their hard work and dedication to the building science industry.

JRS was established in 1998 to provide building envelope engineering and roofing consulting services. The original team of three has grown to over forty-five team members in three offices – one in Burnaby, one in Seattle, and one in Calgary. Calgary is our third and youngest office.

Josh has over a decade of building science and roofing consulting experience on remedial and new construction projects in the Lower Mainland of British Columbia as well as in the interior and northern portions of the province, and was the second person in BC to obtain status as a Registered Roof Consultant (RRC) through the Roof Consultants Institute (RCI). Google Campus in Kirkland

UPDATE ON GOOGLE’S KIRKLAND CAMPUS.

Google has added another building to its existing campus in Kirkland. Connected by a skybridge, the new 180,000 square-foot building is the third largest satellite office in the United States. The building consists of four Pacific Northwest-themed sections: Mountain, Forest, Valley, and Sound. The sections include private “caves” that can be used for naps or reading, a human-sized “nest,” a semi-enclosed space created out of wood from the trees that grew on the site, view decks, a vertical garden, a green roof, and solar installations.

Constructed with high quality sustainable building materials, the project will include “chilled beams” that will heat and cool the building and, along with an innovative HVAC system, will cut energy use by 55 percent. The expansion project is targeting LEED® platinum.

JRS Seattle provided design review and was the building envelope commissioning agent on the Google Kirkland expansion project.

Torsten Ball, P.Eng., RRO, GRP, LEED AP is an experienced Senior Building Science Specialist with over 17 years of consulting engineering and building science experience. Prior to joining JRS, he managed the British Columbia Building Science division of what was formerly Halsall at WSP. Torsten obtained a Bachelor’s Degree in Civil Engineering at Ryerson University and is a member of numerous professional associations, including: the Roof Consultant’s Institute, Association of Professional Engineers and Geoscientists of British Columbia, British Columbia Building Envelope Council, Green Roofs for Healthy Cities, and Canada Green Building Council. Torsten is registered as a Professional Engineer (P.Eng.) with APEGBC, and an RCI Registered Roof Observer (RRO). He is also a LEED® Accredited Professional (LEED AP), and a certified Green Roof Professional (GRP). We are excited to have Torsten’s expertise and diverse skill-set added to our Vancouver office as a Division Manager and a Senior Project Manager.

Recently, JRS Vancouver enjoyed an annual company outing in the scenic Whistler, BC. We spent the day snowmobiling, skiing and getting pampered at the spa. The Resort Municipality of Whistler was the Host Mountain Resort of the 2010 Winter Olympics and Paralympic Games, and a perfect locale for a fun and relaxing day away from the office, courtesy of the Principals at JRS Engineering. This annual trip is just one of the many perks of working at JRS.

Stack House in Seattle

JRS SEATTLE’S STACK HOUSE PROJECT WINS AN INNOVATIVE BUILDING DESIGN AWARD FROM ASHRAE.

Seattle’s Stack House Apartments was given the ASHRAE (American Society of Heating, Refrigerating and Air-Conditioning Engineering) award for innovative residential building design. Vulcan Real Estate’s project opened in 2013 and compromises of two historic mid-rise buildings containing 278 apartments and one adaptive reuse of a historic building.

A central heat pump water heating system in one of the buildings, ductless heat pumps for 40 percent of the apartment units and common spaces, and rainwater catchment and reuse for urban agriculture on the roof are included as part of the innovative mechanical systems worth referencing. The apartments are among the most energy efficient in the Pacific Northwest. .

JRS Seattle provided a full scope of building envelope consulting services during construction of these buildings. Services included design and drawing reviews, comprehensive field reviews, window testing, a one-year warranty review and a building envelope maintenance manual.

The Arc by Concord Pacific

JRS VANCOUVER IS PROUD TO BE PART OF THE ICONIC ARC DEVELOPMENT.

The ARC, a 288-foot unique structure developed by Concord Pacific and designed by Vancouver’s Francl Architecture, will comprise of two adjoining residential towers linked together by an iconic eight-storey span. Bridged between the two towers and suspended 200 feet above Vancouver, an iconic glass-bottomed swimming pool will provide residents with unobstructed views overlooking False Creek and the city skyline. This impressive centerpiece, a part of the luxurious ARC Sky Club, will be one of the most expensive amenities built in Canada.

JRS Vancouver is proud to be part of this exemplary project and will provide full range of building envelope consulting services, including design and drawing reviews, enhanced field services, and a comprehensive maintenance manual.

East Howe Steps

Daly Partners’ East Howe Steps development will consist of two multi-use buildings which will feature retail space on the ground floor, five live-work spaces, below-grade parking, and 97 housing units. The project team’s goal is to make it more convenient for pedestrians to travel from Eastlake to Lake Union; the project will include a pedestrian path and a public plaza which will feature seating, trees, lighting, native landscaping, a steel sculpture by Seattle artist Mike Phifer, and a refurbished work called “Cornerstones,” currently embedded in the sidewalk and depicts organisms found around Lake Union.

Cambria Park

JRS VANCOUVER WORKING ON CAMBRIA PARK, A NEW CONDO AND TOWNHOME DEVELOPMENT BY MOSAIC HOMES.

JRS Vancouver was retained to provide comprehensive building envelope services during design and construction of Cambria Park. The development will consist of two six-storey condominium buildings, one townhome, and an amenity building constructed over a single level of underground parking. Both buildings are designed, built and certified to LEED® Gold standards.

JRS team worked closely with the architects to provide design development, construction documents, review, building envelope letters of assurance, tender evaluation support, shop drawings review, enhanced field reviews and window testing. The project is set to be completed in early 2016.

James Walk

James Walk, a six-storey wood-framed apartment development which will consist of 48 units and one level of below grade parking, is targeting LEED® Gold Standard. It is scheduled for completion in 2017.

JRS SEATTLE TO START WORK ON YESLER TERRACE

January 21, 2016

JRS Seattle will provide a full range of design consulting services on Vulcan Real Estate’s Yesler Terrace. Located on a one-acre site on the corner of Broadway and Yesler, the 195-unit apartment building will consist of studios, one-bedroom and two-bedroom units. Twenty percent of the units will be designated for affordable housing. The project is targeting LEED® Gold standards.

This new project, designed by Runberg Architecture Group, will comprise of studio, one-bedroom, and two-bedroom apartments. Twenty per cent of the building will be reserved for low-income residents who earn below 80 percent of the area median income.

FiveTen Seymour

JRS Vancouver is pleased to provide comprehensive building envelope consulting services throughout the construction of the FiveTen Seymour development. The scope of work will include schematic design support, drawing reviews, enhanced field reviews, and window testing.

Located in downtown Vancouver, FiveTen Seymour will consist of eight floors of office and amenity space, one floor of commercial retail and two below grade parking levels. The 82,000 sq.ft tower will target LEED® Gold standards. This exciting nine-storey, Class A office tower is slated for completion in autumn of 2016.

Kerrisdale Pool Roof Repair

JRS VANCOUVER INVOLVED IN PHASE 2 OF THE KERRISDALE POOL ROOF REPAIR PROJECT.

JRS Vancouver was retained by the City of Vancouver to undertake a roof condition assessment for the Kerrisdale Pool located within the Kerrisdale Community Centre. The wood-frame, steel, and concrete block construction was completed in 1952 and consist of a fitness centre, an indoor pool, a gymnasium and a senior’s wing. In approximately 1995, the pool was enclosed with the current canvas roof structure which is supported by steel trusses and tensioned by steel wired ropes.

In Phase 1, JRS provided roof assessment services with the purpose to determine the exact condition of the existing roof assemblies. This included design development and preparation of comprehensive set of construction documents. During the assessment, JRS project team noted significant corrosion of the wire ropes and at the bases of the trusses where water pools due to humidity, condensation and significant chloride ion content in the air.

Currently in Phase 2 of the roof repair project, JRS is providing tendering services, field reviews and contract administration. This includes replacement of the wire ropes and of other structural components. The project is slated for completion in summer of 2016.

Redmond Triangle Development

JRS SEATTLE WORKS WITH LEGACY PARTNERS ON REDMOND TRIANGLE DEVELOPMENT.

JRS Seattle is part of the project team for Redmond Triangle, a six-story, mixed-use development that will include 195 apartments, 5,800 square feet of retail space, a club room, fitness center and a movie theater. Legacy Partners will start the construction in the summer of 2016; the development is set to open in 2018.

JRS will provide a full range of design review and building envelope consulting services during the project, including field reviews, documents review, and window testing..

Depreciation Reports

JRS ENGINEERING CONCLUDES WORK ON A CROSS SECTIONAL ANALYSIS OF OVER 100 DEPRECIATION REPORTS.

A Depreciation Report, or a Reserve Fund Study, is a legislated requirement for all Strata Corporations in British Columbia. The Report provides relevant information to assist property owners with long term plan for maintenance and fiscal management of their properties. However, without a baseline to compare their reports to, property owners may not be aware of the industry norms or recognize how their properties rate against similar properties in the region.

JRS Engineering recently completed a cross sectional analysis of over 100 Depreciation Reports in order to provide users with a baseline to compare their reports against comparable projects. The final result provides a baseline for all relevant parties to compare their Reports and gauge the condition of their Contingency Reserve Fund. More information can be found here.

JRS Vancouver Completes First Day of Video-Shooting

JRS Vancouver was appointed by the Squamish Nation, in collaboration with BC Housing, to provide online resources and a short video presentation that will educate staff and homeowners on basic building maintenance. In November, our team completed the first day of video shooting, which will be followed by another day of recording later this year. The video presentation is scheduled to be completed by mid-2016. JRS is also providing building envelope assessment for 25 buildings owned and operated by the Squamish Nation.

Solo Altus in Burnaby

JRS VANCOUVER WORKING ON SOLO DISTRICT, WHICH WILL FEATURE BURNABY’S TALLEST RESIDENTIAL TOWER ALTUS.

JRS Vancouver is pleased to provide building envelope consulting for the first two phases of SOLO District in Burnaby BC, Status (Phase 1) and Altus (Phase 2). Altus, a mixed-use building with commercial and residential units, will be the tallest of all four SOLO towers and, upon completion, will be the tallest structure in Burnaby. The entire development will incorporate a number of environmentally conscious initiatives, including geothermal heat.

JRS is excited to be working closely with Appia Developments on Phase 1 and with Chris Dikeakos Architects on Phase 2. We are providing full building envelope consulting, including design review and ongoing field review services.

Apple Greene Park complex in Richmond

In 2014, JRS Vancouver was retained to provide building envelope consulting services at the Apple Greene Park complex in Richmond, British Columbia. We are pleased to announce the completion of Phase 1 and the start of Phase 2 of the 5-year and $6 million building envelope renewal project. During the second phase, JRS will develop designs, prepare comprehensive construction and building permit documents, assemble a building permit application on behalf of the owners, and coordinate tendering. Our project team will also provide field services and contract administration during the course of the project.

Apple Greene Park complex was constructed in approximately 1974 and is comprised of eight separate three-storey buildings with a total of 411 units.

JRS Seattle is part of the project team for Yesler Terrace, which will contain 194 apartments and a single live-work unit as well as retail and parking space. The building is targeted LEED® Gold Standard. About 20% of the units will be available to residents who are making less than 80% of the area median income. The $200 million development will eventually include 650 units constructed over three city blocks.

This full-day forum will focus on the current state of building envelope design, where the field is headed, and the consequences of existing regulations, codes, policies, and practices in building design. The program will include diverse perspectives on the creation and implementation of high-performance building enclosures and highlight opportunities for new approaches and innovation in future delivery methods.

JRS CALGARY GEARS UP FOR BOW VALLEY TERRACE REMEDIATION

JRS was originally retained to provide a visual review of a localized repair of the plaza assembly on the Bow Valley Terrace in Banff. The Bow Valley Terrace provides the acclaimed views of the Bow Valley to guests of the Fairmont Banff Springs Hotel, which has provided legendary hospitality to Banff’s visitors for over 125 years. The terrace is just one of many renovations over the building’s storied and impressive history.

During our review, we noted that the roof waterproofing membranes were nearing the end of their service life, and the Owners decided to proceed with a waterproofing replacement project. For this project, JRS has provided comprehensive design services, construction documents services, and tendering support and will provide field services as construction commences early next year. Our in-depth knowledge of water management in various materials including historic masonry allowed us to incorporate vital details into the modern plaza design.

Edgemont Village

JRS SEATTLE AFFORDABLE HOUSING PROJECT WINS AWARD

JRS Seattle was part of the project team during the construction of Pivotal Point Apartments, which won an Award of Merit and an Award of Excellence from the National Association of Housing and Redevelopment Officials. Pivotal Point Apartments is a 20-unit complex located near Everett Community College, and is home to many families who are survivors of domestic violence. This family-friendly complex was designed with a courtyard that includes a shared play court.

During this project, JRS Seattle provided a range of building envelope consulting services, including design development, construction documents, comprehensive field reviews and window testing.

JRS CALGARY EMBARKS ON LANDMARK GARDENS REHAB

The Owners at Landmark Gardens in northeast Calgary wished to proceed with replacing the cladding on the four-storey wood framed building, which was constructed circa 1980 and clad with vinyl siding. After meeting with the Board members, the Owners decided to retain JRS Calgary to provide consulting services for this project, as have a building envelope consultant on the project would provide better value, and add value to the property.

During this project, JRS Calgary will provide design services, construction documents, tendering support, comprehensive field reviews and construction contract administration.

Depreciation Report Site Visit

JRS VANCOUVER PREPARES FOR DEPRECIATION REPORT UPDATES

JRS Vancouver prepared depreciation reports for over 200 strata corporations since the amendment to the Strata Property Act mandated the requirement for Strata Corporations to obtain these reports. A depreciation report is valid for a period of three (3) years, after which it needs to be updated. Depreciation report updates are valuable to the Strata Corporation, as they will take into account the work that has been done to maintain the building since the original report was created, as well as provide a more up-to-date account of the current condition of the building.

For those Strata Corporations that completed their report in 2013 or earlier, it is now time to look at budgeting for and undertaking the three-year update. If you would like to obtain further information, please feel free to contact us.

Stack House

JRS SEATTLE PROJECT WINS SUSTAINABLE DEVELOPMENT AWARD

Vulcan Real Estate’s Stack House and Supply Laundry was given the 2015 Sustainable Development Award from NAIOP, the Commercial Real Estate Development Association. The Stack House building opened in 2013, and is comprised of two seven-storey buildings containing a total of 278 apartment units. The Supply Laundry is a 109-year-old building that was converted to 34,000 square feet of commercial space.

JRS Seattle provided a full scope of building envelope consulting services during construction of these buildings. Services included design and drawing reviews, comprehensive field reviews, window testing, a one-year warranty review and a building envelope maintenance manual.

JRS VANCOUVER WORKS WITH BOSA ON LYNN VALLEY DEVELOPMENT

JRS Vancouver is part of the project team for the new mixed-use residential project, developed by BOSA and designed by Chris Dikeakos Architects, which will be located in the heart of Lynn Valley, North Vancouver. Once completed, the development will consist of three buildings sites comprised of mixed-use commercial/residential buildings, including a community space. The development is targeting LEED® Gold certification.

During the course of this project, JRS will be providing design development assistance, drawing reviews, letters of assurance, field reviews, window testing, RCABC roof inspections, LEED® documentation and a comprehensive maintenance manual.

PHASED REHABILITATION PROJECT STARTS ON HISTORIC LANCASTER BUILDING IN DOWNTOWN CALGARY

November 9, 2015

JRS Calgary is now underway with a phased rehabilitation project at the historic Lancaster building in downtown Calgary. We will be providing design development, drawings and specifications, tendering services, field services and contract administration during this project. JRS Calgary was initially engaged to review isolated areas of the Lancaster building to assess parapet flashing attachment concerns at the terra cotta parapet assembly and then to provide a comprehensive building envelope condition assessment to determine an accurate estimate of required remediation.

As pictured above, the Lancaster is a monumental heritage building at the core of downtown Calgary. Originally constructed in 1919, the Lancaster is one of Calgary’s original office buildings, and has considerable heritage value within the city.

JRS CALGARY WRAPS UP CALGARY AIRPORT PROJECT

With Calgary’s International Airport growing and becoming a major hub for air travel in Canada, the Calgary International Airport constructed a new International Terminal, connected to the existing terminal to service both current travel demands and new international routes.

JRS provided below-grade waterproofing review services, as well as enhanced field reviews throughout construction with respect to the performance of below-grade waterproofing materials, components and assemblies. As part of our services, we addressed the application methods, the cohesion of the material, and the adhesion of the waterproofing membrane through comprehensive quality testing.

Burrard Place

BURRARD PLACE WILL REDEFINE VANCOUVER’S SKYLINE WITH JRS VANCOUVER ON THE TEAM

October 29, 2015

JRS Vancouver is honoured to be part of the project team for Burrard Place, which will redefine Vancouver’s skyline. Burrard Place will cover an entire city block bordered by Burrard, Drake and Hornby, and will consist of three towers and a seven-story mixed use building. Currently, JRS is working on the first two towers, which will be 54-storey residential highrise and a 13-storey commercial/office building. The residential highrise will be Vancouver’s tallest residential-only tower, and is heralded as the “height of luxury.” The project is targeting LEED® Gold Certification.

Over the course of the project, we will work with the developer, Reliance Properties, to provide comprehensive building envelope consulting services, including specialized curtain wall consulting, thermal modeling, LEED® documentation and a post-construction maintenance manual. JRS’ involvement with Burrard Place will continue post-construction, as we will also be providing the 15-month, 2-year and 5-year warranty reviews, and a depreciation report.

JRS SEATTLE MAKING A POSITIVE IMPACT IN THE COMMUNITY BY BEING A PART OF GOOGLE'S KIRKLAND, WA. NEW REC SPACE

October 16th, 2015.

Google has recently opened up a new recreational space located at the Cross Kirkland Corridor next to its Kirkland Campus at 500 Seventh Ave S. The $3 million dollar project took a section of abandoned rail corridor and turned into a new public space for its employees and the public. The recreational space includes a basketball court, a sand volleyball court, a Crossfit/TRX fitness area, and a zip line.

JRS was involved in the construction of this new building including waterproofing of the garage that sits below a large portion of this open space.

JRS engineering is extremely proud to be working with Squamish First Nations for the Building Condition Assessments of 25 buildings. The project is being developed in collaboration with BC Housing to suit anticipated needs of Squamish Nation. 

In addition to Building Envelope Consulting; this dynamic project will also encompass multimedia and educational resources. JRS will develop a series of short videos addressing different aspects of home maintenance and health and safety at home for community use.

The JRS team is equipped to provide in-house video production. Our communications and marketing specialist has the skills and experience in creating riveting and informative content using various digital media platforms. In addition, many of our Engineers and Managers have provided detailed informative presentations to both large and small audiences.

JRS Engineering is pleased to share that our newest Professional Engineer addition, Robyn volunteered on Sunday, September 27 for APEGBC at the Around the Dome, Vancouver Science Festival.  The Festival is part of the Telus World of Science, Community Science Celebration.  

The basis of the Community Science Celebration is to encourage students to see the importance and value of exploring the realm of sciences. The hope is that these students will consider science and technology as potential career options. The Celebration also “promotes local businesses involved in science and technology and brings the community together by showcasing science education opportunities, local industries, government agencies, schools and community organizations involved in science and technology.” (Community Science Celebration)

As an exhibitor at the event, Robyn on behalf of the Association of Professional Engineers and Geoscientists of BC (APEGBC) introduced students to the exciting and dynamic world of engineering. She also helped with the fun and innovative activities including:  Building Marshmallow Structures, where students using only marshmallows and toothpicks built structures and the APEGBC Quiz Game, where students answered science based questions and then received a prize. The booth also had resource materials for parents and teachers about career opportunities in engineering.

A JRS Seattle project, The six-story Beryl Apartments has opened at 1200 E. Pike St. on Capitol Hill. “The complex has 88 apartments and 3,400 square feet of retail. The lobby overlooks a landscaped courtyard with a mural. There is a 5,800-square-foot rooftop deck, an outdoor lounge, barbecue, dog run and garden plots.” (Seattle Daily Journal of Commerce). JRS Engineering is proud of our work providing the design review during the design process and had our common level of involvement during construction. This included regular reviews of work, window testing, pre-construction meetings, and whole building air barrier testing.

JRS Seattle Providing Building Envelope Services to EAST HOWE STEPS

September 17th, 2015.

The construction of East Howe Steps which consists of 96-unit apartment complex in Seattle's Eastlake neighborhood has begun. The complex consists of two four storey buildings at 1823 Eastlake Ave. E. and 1903 Yale Place E. which will be built around a new public plaza.  “The public plaza will have seating, street trees, lighting, native landscaping and a large steel sculpture called “Reunion” by Seattle artist Mike Phifer. The buildings will have multiple courtyards and articulated entries to create a layered streetscape. Large windows on the street and courtyard-side units bring in light throughout the day. A rooftop deck will offer views of Lake Union and the Seattle skyline” (Seattle Daily Journal of Commerce). JRS Engineering provided full design for the project and is actively engaged in the construction process through site visits and testing. JRS also solved complicated waterproofing conditions at the parking garage that continues under the steps between the two buildings.

JRS Providing EnerGuide Rating Services 


September 2nd, 2015.

Did you know that the City of Vancouver implemented new EnerGuide Rating requirements that came into effect January 1st, 2015. The City of Vancouver now requires EnerGuide rating as part of the building permit process. Changes to the Vancouver Building Bylaw (VBBL) that have come into effect require that permit applications must have an energy model and blower door tests completed for all new homes. The energy model, which is produced by a JRS building science expert certified with Natural Resource Canada (CEA), provides a comprehensive evaluation of the home’s building envelope and mechanical systems while the blower door test verifies your home’s air-tightness. 

JRS SEATTLE BREAKS GROUND ON HOUSING FOR LOW INCOME YOUTH AND FOOD BANK 

August 27, 2015.

JRS Seattle is providing building envelope consulting for the University Commons project in Seattle. The building will serve as low-income units for youth age 18 to 24 and be home to the University District Food Bank.  University Commons will be a green building with energy efficient components, such as a no smoking policy and a green roof where the food bank will grow vegetables and herbs. Additionally, the building includes community space, a classroom, counseling space and decks.

JRS is providing full building envelope design and will conduct enhanced field reviews during construction. The architect for the project is Runberg Architecture, the Owner is Low Income Housing Institute (LIHI) and the General Contractor is BNBuilders.

12th Ave Arts Awards

JRS SEATTLE'S 12th AVENUE ARTS PROJECT UP FOR NATIONAL AWARD 

August 13th 2015

The 12th Avenue Arts building is one of the 22 finalists for the Urban Land Institute's Global Awards for Excellence competition. The building is the only Seattle project to make the list and one of 11 from the United States. The $47 million concrete and glass building is a unique blend of retail, affordable-housing and has two theaters all above a soundproofed parking garage for the Seattle Police Department. It's the first building of its kind in the City and may serve as a national model for other similar non-profits. The building was designed by SMR Architects and the theater by Candela. JRS provided building envelope consulting services for this interesting building. This included collaboration with the architect during design to review specifications and drawings. In addition, collaboration with the architect during design to review specifications and drawings. In addition, JRS completed structural design of the cladding system and performed blower door testing, also known as barrier testing, to ensure the building meets requirements under the Seattle Enery Code. 

Winners of the ULI's Global Awards for Excellence will be announced in October.

At JRS Engineering, our team approach is what sets us apart as one of the most thorough and well-respected companies in the industry.  We collaborate in-house on projects and share our expertise, but we also take this team approach one step further by solidifying our team outside of the office.

Last Friday, we spent the afternoon at Brockton Pavilion in scenic Stanley Park.  After munching on some delicious food from Re-Up BBQ and savouring a slice of Sweet Thea's pie, we played some volleyball and croquet and just enjoyed each other's company.

JRS TO PROVIDE SEYMOUR - CAPILANO FILTRATION PLANT ROOF UPGRADE

July 16, 2015

JRS Vancouver has been retained, along with Stantec, by Metro Vancouver to provide roofing services for the Seymour – Capilano Filtration Plant Clearwell Chamber roof upgrade project. The plant is located in the Lower Seymour Conservation Reserve (LSCR) and has been in operation since early 2010. The existing roof assemblies are primarily exposed membrane on a concrete substrate where both a 2-ply SBS Modified Bituminous and hot rubber membrane have been used.

JRS will provide specialist roofing services throughout all phases of the project from design development to construction documents, tendering, enhanced field reviews and post-construction. The new roof design will have a 20-year warranty that is guaranteed to prevent leakage of rainwater into the store treated water while also allowing for easy access to all the chamber and clearwell hatches.

NEW JRS SEATTLE PROJECT CELEBRATES NORDIC CULTURE WITHIN ITS ARCHITECTURE

June 23, 2015

JRS Seattle is now underway with its building envelope consulting for the new Nordic Heritage Museum. The new museum will be approximately 53,000 square feet with two stories and a partial third floor for offices. Building envelope components are to consist of rainscreen metal panels, fiber cement, porcelain tile, and wood cladding; curtainwall and storefront windows; and low-slope roof. A large skylight will be located over the main central hall.

JRS is working closely with Mithun, who is the Architect designing the new facility, to provide building envelope consulting services. We are providing schematic design review, design development, construction document review, and bidding support.

The Nordic Heritage Museum, located in the Ballard neighborhood of Seattle, will celebrate the five Nordic cultures of Sweden, Finland, Norway, Iceland, and Denmark. A traveling exhibition space will be developed around the two-story Fjord Hall and feature an interpretive story within the architecture. For more information, visit Mithun’s website.

JRS VANCOUVER DESIGNS THERMALLY EFFICIENT ROOF FOR AWARD WINNING BUILDING

Last month, the Opsal Steel Heritage building won an Award of Recognition at the City of Vancouver’s Heritage Awards. JRS Vancouver is proud to have provided design for a thermally efficient roof at this exciting heritage site. The design incorporated Structurally Insulated Panel System (SIPS), a breathable self-adhesive membrane, Borate treated wood strapping to create a vented cavity, treated plywood sheathing, inorganic self-adhered roofing underlay and asphalt/fibreglass shingles. This type of roof assembly provides a durable, thermally efficient roof for the commercial space.

JRS also provided specialized building envelope consulting for the full heritage restoration. Our services included design development, thermal modeling, construction documents, tender support, shop drawings review, review of submittals and RFIs, enhanced field reviews, window testing and post-construction services.

JRS SEATTLE MERRILL GARDENS PROJECT BREAKS GROUND

June 11, 2015

A JRS Seattle project, Merrill Gardens, has broken ground in Auburn, WA. The project is a 129-unit senior complex in downtown Auburn. The complex will feature independent living, assisted living and memory care units with a public/private courtyard opening along South Division Street. Urbal Architecture is the designer of this complex with W. G. Clark as Contractor and Pillar Properties and Teutsch Partners as Developers.

This month, another Merrill Gardens property will break ground in Burien, WA. The Burien complex will have126 senior apartments, 166,300 square feet of space, 70 underground parking stalls, a public courtyard and an amphitheater.

JRS is providing building envelope consulting for both Merrill Gardens properties.

Merrill Gardens operates 10 senior communities in Washington and 18 others in California, Arizona, Nevada, Alabama and Georgia.

JRS SEATTLE NOW PROVIDING WINDOW SYSTEM AIR LEAKAGE TESTS

May 26, 2015

JRS Seattle is now providing air leakage testing of window systems. We have acquired new, state of the art equipment to perform the testing in accordance with ASTM E-783. The test involves building a chamber around the window specimen, creating the specified negative pressure in the chamber and measuring the flow of air needed to maintain that pressure. We then prepare a report for each test that outlines test protocol, describing observations, and where appropriate, presenting suggestions for possible modifications or improvements.

JRS Calgary’s Senior Project Manager, David Taguchi, will be speaking at the RCI Canadian Prairies Chapter Luncheon Meeting. David will be discussing the highly requested topic, air barriers. The presentation will focus on the role of air barriers and how they differ from vapour retarders. Learning objectives include:

  • Understanding the role of Air Barriers in building enclosures.
  • Understanding the difference between Air Barriers and vapour retarders.
  • Identifying at least two types of Air Barriers.
  • Knowing the requirements for an Air Barrier system.

OPSAL STEEL HERITAGE BUILDING RECOGNIZED AT VANCOUVER HERITAGE AWARDS

Congratulations to the Opsal Steel Heritage Building team who received an Award of Recognition at the City of Vancouver’s Heritage Awards. The award, which went to Bastion Development, McGinn Engineering and Preservation, South West Construction and Robert Lemon Architect, acknowledges the retention of the building, including its timber framing and artifacts, for its outstanding contribution to heritage conservation.

A reminder of False Creek South’s industrial heritage, the Opsal Steel Heritage Building is a fully restored historic structure flanked by the new 24-level Opsal Steel high-rise. The building envelope components consist of rainscreen walls clad with new painted wood lap siding, original windows repaired prior to reinstallation, a pitched roof assembly with a structurally insulated panel system (SIPS) and self-adhered (SA) membrane below fibreglass reinforced asphalt shingles.

JRS provided specialized building envelope consulting for this heritage restoration. Our services included design development, thermal modeling, construction documents, tender support, shop drawings review, review of submittals and RFIs, enhanced field reviews, window testing and post-construction services. We also provided a maintenance manual to the owners to assist with continued quality preservation of the heritage building.

YALE HOTEL RECEIVES AWARD OF HONOUR AT CITY OF VANCOUVER HERITAGE AWARDS

The Yale Hotel received an Award of Honour at the City of Vancouver’s Heritage Awards. This is the highest level Heritage Award the City bestows on projects, and recognizes outstanding contribution to heritage conservation. Congratulations to Rize Alliance Properties, IBI / HB Architects, Robert Lemon Architect and Perkins + Will Architects who were the recipients of the award.

The Yale Hotel is a three-storey landmark heritage building, built in 1888, that underwent a major exterior restoration project. The original wood windows were replaced with new, more energy efficient replica heritage-style units, the original masonry walls re-pointed, the 1909 building addition repainted, metal mansard and dormer roofs renewed and first-floor metal cornice replaced. The project also involved reproducing the original storefront along the north elevation and reattachment of the iconic Yale Hotel sign.

JRS provided the specialist building envelope consulting services required for this heritage restoration project. Drawing on our extensive experience with similar projects, we reviewed the architectural specifications, provided guidance on restoration of the masonry façade and metal roofing systems, and are conducted field reviews and performance testing throughout construction.

JRS SEATTLE WELCOMES SENIOR BUILDING SCIENCE SPECIALIST TO THE TEAM

JRS Seattle welcomes Brad Carmichael as our Senior Building Science Specialist. Brad is a Professional Engineer and brings over ten years of consulting experience. He recently joined JRS’ Seattle office and previously worked in our Vancouver office. Brad specializes in building enclosures for a wide variety of projects including new construction, renovation, historic restoration, condition assessment, and remediation. This includes all phases of work, from conception to completion. His skills also include business development, investigation, design, document production, and construction administration.

For JRS Vancouver, Brad consulted on rehabilitation and new construction projects, providing project and contract management, building envelope investigations, failure analysis, design development and field services. This included design review, detail development, wall analysis, performance evaluation, testing, bidding, contract administration and field reviews. Brad’s previous experience also includes eight years as a Senior Engineer at Hoffmann Architects in New York, NY and Hamden, CT.

Our Division Manager, Wesley Narciso, has been chosen as one of nine Certified Reserve Planners (CRP) to sit on the Real Estate Institute of Canada (REIC) CRP Standards Committee. Only two representatives were chosen from BC. The national committee is responsible for reviewing current standards and establishing new ones for reserve planning in Canada. We are excited to have Wesley chosen as a key expert for this committee and strengthen our already established Depreciation Report division.

The REIC provides advanced education and designation programs for real estate and reserve planning industry professionals throughout Canada. REIC members are highly trained and must meet rigorous admissions, education and practical experience requirements to maintain membership with REIC.

JRS SEATTLE’S MODERA BALLARD TO BEGIN CONSTRUCTION THIS FALL

April 28, 2015

A JRS Seattle project, Modera Ballard, is set to begin construction this October. The Wiggen & Sons Funeral Home building currently occupying the space has been cleared for demolition, paving the way for the new Mill Creek Residential development. The six-story building will have 118 apartments, 14 live-work units, and 102 below-grade parking stalls.

JRS Seattle will provide building envelope consulting for the new construction that is being designed by Tiscareno Associates. Our services include design development, construction documents, bidding evaluation support (as required,) review of building envelope-related shop drawings/submittals/RFIs, enhanced field reviews, whole building air barrier testing, and window testing.

JRS ROOFING MANAGER TO SPEAK AT CRCA ROOF TECH THIS MAY

JRS Vancouver’s Roofing Manager, Josh Jensen will speak at this year’s ROOFTech conference in May. His presentation will address how to design roofing that properly withstands the forces of wind that act upon the building. All exterior building components need to be properly designed to withstand the forces of nature. However, many buildings being constructed today are not properly designed or the responsibility has been improperly communicated and transferred to a contractor. This has resulted in many failures, both minor and major, of various building envelope components.

ROOFTech is a biennial conference organized by Canadian Roofing Contractors’ Association (CRCA) providing a hands-on educational experience in the roofing industry. The conference will feature two seminars—featuring JRS’ Josh Jensen and Morrison Hershfield’s Patrick Roppel—as well as seven major demonstrations.

JRS VANCOUVER FINALIZES WATERPROOF REVIEW AT TRANSLINK’S NEW EVERGREEN LINE

April 17, 2015

JRS Vancouver has finalized its waterproof review for TransLink’s new Evergreen Line. We worked with SNC Lavalin to provide below-grade waterproofing review for the Inlet Station pushed tunnel and plaza decks. A cold-spray applied below-grade membrane was applied to the concrete structure and JRS conducted field reviews to inspect the existing condition and membrane application.

TransLink’s Evergreen Line is a new rapid transit line that will serve the communities of Burnaby, Coquitlam and Port Moody. The Evergreen Line is scheduled to be complete and in service in the fall of 2016.

JRS VANCOUVER’S RENDEZVOUS WHISTLER PROJECT TO BEGIN CONSTRUCTION

April 10, 2015

JRS Vancouver is working with Michael Green Architecture to finalize the design for a Whistler Blackcomb renovation at Rendezvous restaurant and construction is set to begin this summer. JRS previously provided building envelope consulting for this project that includes re-cladding of a majority of the exterior walls, repairs to the existing low-slope roof, installation of a new pitched roof over the new expansion, and installation of new thermally improved windows and doors. Our services included design development review for the small expansion area, construction document review and construction administration.

The Rendezvous is a ski lodge restaurant located on Whistler Blackcomb at the top of the Wizard and Solar Coaster Express chairlifts. The restaurant is now also accessible by the PEAK 2 PEAK Gondola from Whistler. A three-level, wood frame gathering space, Rendezvous features stunning scenery of the Coast Mountains from every window and two large decks.

JRS VANCOUVER’S JOSH JENSEN TALKS ROOFING SOLUTIONS WITH RCIWCC THIS MONTH

Our Roofing Manager, Josh Jensen, is speaking at the RCIWCC Spring Seminar on April 17th. He’ll be addressing low slope vented roofs along with Busque Engineering’s Pierre Busque. The two will each present a different solution and then engage the audience in an educational discussion to debate how to best address repairs.

Many residential vented roofs in the Pacific Northwest are experiencing failures due to air leakage, inadequate (poor) ventilation, night sky radiation, and many other variables. The goal of RCIWCC’s four-hour spring seminar is to explore rehabilitation solutions for these failures and how to solve the root problem rather than address the surface symptom. JRS CALGARY REVIEWING ROOF ANCHORS IN THE DOWNTOWN CORE

JRS Calgary is underway of its review of roof anchors in Calgary’s downtown core. Roof anchors are a secondary structural element that is integral to any roofing or cladding project. Because of our understanding of how anchors are used in roof and cladding maintenance projects, JRS provides exceptional value in roof anchor assessments. This background provides a better understanding of how an anchor system should be utilized or re-designed to best meet the client’s needs.

The buildings to be reviewed include Holt Renfrew Building, Eaton’s Centre Building, TD Square, Home Tower, Dome Tower, Centre 10, TD Tower (Canada Trust Tower) and The Lancaster. The anchor systems will be assessed according to Alberta Occupational Health and Safety, Alberta Building Code and applicable CSA standard.

JRS is working closely with 20 Vic Management to provide project review, investigation and reporting for the roof anchors. Upon completion of our assessment, our report will reveal any required repairs and/or replacements that will be essential for safety of 20 Vic Management’s future re-roofing projects.

JRS SEATTLE SPRING DISTRICT PROJECT TO BEGIN CONSTRUCTION

March 26, 2015

JRS Seattle is the building envelope consultant, providing full building envelope design and field reviews, for five new Security Properties buildings in the Spring District. The development, called Sparc, is to consist of four six-story buildings and a nine-story apartment complex. The six-story buildings will have two stories of below grade parking and a landscaped plaza deck that will require horizontal waterproofing. The nine-story building will have a communal roof deck and pea patch gardens with a fire pit and barbecue kitchen.

This project is part of the Spring District’s first phase, which will also include six office buildings and a two-acre park. The developer’s goal is to transform this industrial district into a walkable mixed-use development.

JRS VANCOUVER TO CONTINUE WITH SEA TO SKY SCHOOLS RE-ROOFING PROJECTS

JRS Vancouver has been retained for another year of providing roof consulting services at two Sea to Sky District schools. Don Ross Secondary and Mamquam Elementary are slated for roof replacement projects starting this summer. A low-slope 2-ply modified bituminous roof area over the Don Ross gymnasium and several sections of the Mamquam Elementary low-slope 2-ply modified bituminous roof will be replaced after school lets out in June.

Last year, JRS provided roof condition assessments for all buildings within the Sea to Sky school district. As a result of our assessment, two roofs were replaced in 2014 at Don Ross Secondary and Valleycliffe Elementary. JRS SEATTLE STARTING TWO NEW SOUTH LAKE UNION APARTMENTS

March 5, 2015

JRS Seattle is providing design and construction services for two new apartment complexes in the South Lake Union district of Seattle, Washington. Designing the new construction is Via Architecture whose simple design intends to highlight the building materials, like brick, Corten steel, metal panels and thermally-modified wood. The seven-story building will also include a rooftop deck, a bike shop, indoor bike parking for residents and 2,200 square feet of retail space. The retail will be on the north side of the building facing a mid-block connection created by an Amazon.com office development on the block.

JRS is also working with Via Architecture on a tower development in the area.

JRS VANCOUVER ENJOYS ANNUAL WHISTLER VACATION LAST WEEK

It was another typical day in the office for JRS Vancouver last Friday. We ventured out at the crack of dawn to the picturesque town of Whistler where we spent a day on the slopes, in the mud and at the spa. So, by typical day at the office, we really mean exciting, relaxing, well-deserved, indulgent day courtesy of JRS Engineering.

JRS VANCOUVER STANDS UP AGAINST BULLYING IN SCHOOLS AND IN THE WORKPLACE

Did you wear your pink shirt yesterday? Here at JRS Engineering our Building Envelope engineers and support staff sported pink to support Pink Shirt Day and stop bullying. Bullying is an ongoing concern in today’s schools and even in the workplace. JRS is committed to a bully-free workplace and is proud to support this worthy cause by standing against bullying alongside all Pink Shirt Day participants.

Bullying is unwelcome or unreasonable behavior that demeans, intimidates or humiliates people either as individuals or as a group. Bullying behavior is often persistent and part of a pattern, but it can also occur as a single incident. It is usually carried out by an individual but can also be an aspect of group behavior. Pink Shirt Day is hosted annually by the CKNW Orphan’s Fund with all proceeds going toward anti-bullying programs across B.C. Since 2008, the campaign has raised over $830,000 for bullying prevention.

We’re excited to announce that JRS Engineering Principal, Joel Schwartz, is speaking at the Greater Vancouver Builders’ Association (GVHBA) Builders’ Breakfast Series next month. His 45-minute presentation will inform participants on the role and application of air barriers, which is what separates the exterior air from the interior air and prevents movement through or across an assembly.

JRS SEATTLE CONTRIBUTING FULL DESIGN FOR NEW MODERA BALLARD APARTMENTS

February 20, 2015

JRS Seattle is excited to provide full design for the new Modera Ballard apartments in Seattle. The proposed site for the new construction is currently occupied by the Wiggen & Sons Funeral Home building, which is not yet deemed a landmark. Mill Creek Residential is the developer for this project and plans to demolish the building pending a decision from the Landmarks Preservation Board who will determine the building’s designation early next month.

Tiscareno Associates is designing the six-story building that will have 118 apartments, 14 live-work units and 102 below-grade parking stalls. Amenities will consist of a leasing center, storage, fitness center, patio, rooftop deck, club room with an inside-outside fireplace, and a lounge. Construction is slated for completion in late 2017.

JRS VANCOUVER ROOFING MANAGER NOMINATED FOR RCI AWARD

Our Roofing Manager, Josh Jensen, has been nominated for RCI’s exciting Emerging Professionals Award. The award, which is in its second year, is given to an exemplary emerging professional in the roofing/waterproofing/exterior walls industry who demonstrates extraordinary leadership, professionalism and industry contribution. As a Registered Roof Observer and Registered Roof Consultant with RCI, Josh not only provides integrity in service, but gives back to his industry through fundraisers, volunteer events, speaking engagement, attending industry events, sitting on industry committees and more.

JRS CALGARY EVALUATING MONUMENTAL DOWNTOWN HERITAGE BUILDING

February 12, 2015

JRS Calgary is now underway with its condition assessment at the Lancaster building in downtown Calgary. We were initially engaged to review isolated areas of the Lancaster building to assess parapet flashing attachment concerns at the terra cotta parapet assembly. Although building drawings of this era are hard to find, we were able to find copies in local archives to assist with our investigation. Currently, we are performing a comprehensive building envelope condition assessment to determine an accurate estimate of required remediation.

The Lancaster is a monumental heritage building at the core of downtown Calgary. Originally constructed in 1919, the Lancaster is one of Calgary’s original office buildings and has considerable heritage value within the city. The building was originally designed by James C. Teague and is a nine-storey composite concrete and steel structure with a brick and terra cotta façade. Tenth floor penthouse offices were added during a renovation in the 70’s.

JRS SEATTLE WRAPS UP IDENTITY FOR WASHINGTON STUDENT HOUSING

February 10, 2015

JRS Seattle has wrapped up its work on two new apartment buildings, called Identity, near the University of Washington. The buildings are targeting students to provide affordable single-occupant housing for the low-income demographic. Each unit is approximately 653 square feet, with a total of 198 units.

Both buildings consist of vegetated green roofs, roof decks with abundant seating and bike storage. With a walk score of 91, the Identity complexes are situated near the UW, grocery stores, shopping, transit and the Burke-Gilman Trail.

NK Architects designed both seven-story Identity buildings and Pavilion Construction built them. They are each built to target LEED® Silver certification.

JRS CALGARY TALKING AIR BARRIERS AND CONTINUOUS INSULATION NEXT WEEK

February 5, 2015

Our Calgary division managers are presenting at National Home Warranty’s Half-Day Builder Workshop on February 10th. David Taguchi, P.Tech. (Eng.), RRO, will address air barriers from design and construction through to testing. Following suit, Marty Deemter, B.Eng., EIT, will be speaking to workshop attendees on continuous insulation and the overall R-value of exterior walls. Joining them as fellow speakers are representatives from exp Services Inc. and Aviva Canada.

The workshop will cover key components of home warranty and the New Home Buyer Protection Act and discuss proven construction strategies for optimizing building envelope performance. Presentation topics include, air barriers, R-values, building envelope detailing, common workmanship/installation concerns, costs and training issues.

JRS SEATTLE BUILDING ENVELOPE CONSULTANT FOR NEW JEFFERSON HOSPITAL

February 3, 2015

JRS Seattle has been awarded the contract for a new hospital to be built in the Jeffereson County in Port Townsend, Washington. The project will entail demolishing a 1929 building at the medical center, and partial demolition and remodel of a 1965 building that will make room for constructing a 48,000-square-foot medical office building. The new office building will be the “front door” for the medical centre.

JRS Seattle is providing design review and construction related services. Construction is slated to begin in April and scheduled for completion by July 2016. CollinsWoerman is the architect, and the team includes Coffman Engineers, SSA Acoustics and Bart Berg Landscape.

CONSTRUCTION UNDERWAY ON THE NEW 510 SEYMOUR COMMERCIAL BUILDING

January 27, 2015

JRS Vancouver is excited to be the building envelope consultants for a new construction at 510 Seymour. The 82,000 square foot, ten-storey office building is being designed by Musson Cattell Mackey Partnership and will be built to LEED® Gold Environmental Certification. The two-level underground will offer access through a unique vehicle elevator, which will be one of only two mechanical parking systems in the city.

JRS Engineering worked closely with the design team to provide full building envelope solutions and consulting. JRS will also be on site delivering enhanced field services during construction.

510 Seymour is part of a larger revitalization in the area. Other developments include a 32-storey office tower at the Vancouver Centre Mall parkade, a 25-storey tower at West Hastings Street and the 22-storey TELUS Tower at West Georgia and Seymour streets.

JRS SEATTLE ON BOARD WITH TWO VANCOUVER-STYLE TOWERS

January 20, 2015

JRS Seattle has been awarded two Vancouver-style towers to be constructed in Seattle’s South Lake Union district. The first tower, at 427 Ninth Avenue N, will be slender with 7,200 square-foot floorplates, similar to ones found in Vancouver, BC. Construction is expected to start in the Fall with JRS providing design review and then our regular scope of field and construction related work. Wilshire Capital Partners is the developer for this 26-story apartment complex, with Via Architecture providing design and Turner Construction Co. doing preconstruction services.

The second tower, a seven-story, 49-unit building will be located at 525 Boren Avenue N. and is slated to begin construction in summer 2016.

Come learn about metal roofing and its practical design at this year’s Roof Consultants Institute Western Canada Chapter AGM tomorrow. As the Vice President of the RCI Western Chapter Board of Directors and chair of the RCI Western Canada Chapter Technical Committee, Josh Jensen, JRS Engineering’s Roofing Manager, is a keynote speaker this year and will be addressing metal roofing minimum requirements, design Resources, applications of low slope metal roofing and design details.

Josh Jensen, AScT, CHI, RRO, RRC, has nearly a decade of building science and roofing consulting experience on remedial and new construction projects in the Lower Mainland of British Columbia. Furthermore, through RCI, Josh was the second person in BC to obtain status as a Registered Roof Consultant (RRC.) He provides specialist roof consulting services for all types of roofing systems, for any application. His strengths include investigation, systems design, integrations design, field review and inspection. As a registered roof observer and RCABC-certified inspector, he is regularly involved in conducting condition assessments and leak investigations. JRS CALGARY HIRES NEW BRANCH MANAGER

Marty Deemter, M.Eng., is JRS Calgary’s new Branch Manager. We are pleased to have him on board, taking responsibility for all Calgary operations. Marty has successfully delivered a variety of structural restoration and building envelope consulting projects of all sizes and uses, from early concept and design phases through to delivery. Working primarily in the greater Calgary area, he has worked on both residential and commercial construction projects, in both new construction and restoration projects. Understanding the Client’s needs, Marty endeavors to provide timely and accurate building science and restoration consulting services, so the Client has the information and expertise needed for them to excel in their roles and positions.

Also joining Marty in Calgary is a new Senior Project Manager, David Taguchi. Since 1999, David has been providing a variety of specialist roof and building envelope consulting services for all types of roofing and building envelope systems for any application throughout British Columbia, Alberta, Saskatchewan, Manitoba and select areas of the United States. JRS SEATTLE BREAKS GROUND ON DEXTER COURTYARD APARTMENTS

December 30, 2014

JRS Seattle broke ground on Daly Partners’ project Dexter Courtyard Apartments this month. The four-story, 61-unit building will feature apartments, townhouses and four live/work units along Dexter Avenue. With over 9,000 square feet of landscaping, hardscape and open space, Dexter Courtyard Apartments will be situated around an open-air courtyard. The roof will consist of a deck for the residents’ leisure use as well as a green roof area to manage storm water runoff.

JRS Seattle is providing full-design services for this development and will be carrying out our usual enhanced field review site visits during construction. We are also working with Daly Partners on several other projects in the works. The architect for Dexter Courtyard Apartments is Bushnaq Studio Architecture + Design and the general contract is Pavilion Construction.

JRS ENGINEERING HIJACKS SANTA’S SLEIGH FOR A FAMILY AND TEENS IN NEED

December 19, 2014

‘Tis the season for giving and JRS Engineering hopped on Santa’s sleigh to sponsor a family and five teens in need this year. As part of our annual charitable giving, JRS employees raised funds which JRS then matched dollar for dollar. As part of the Burnaby Community Services Christmas Bureau, our donations then went towards purchasing gifts and groceries for a family of three and five teens who would otherwise not have received any gifts. JRS delivered the bundles yesterday amid tears of gratitude and holiday hugs. It’s truly a wonderful feeling to deliver such joy and to be part of Santa’s crew.

JRS SEATTLE MOVING FORWARD WITH THIRD FIRST HILL SPECTRUM DEVELOPMENT

December 12, 2014

Construction is set to begin in April on Spectrum’s third First Hill development called Reverb. The 85-unit building, now set to open in May 2016, was earlier in jeopardy when the City wanted to condemn the site to create a new park. The new complex will also house five suites for low income earners as part of Seattle’s incentive zoning program. Spectrum’s first development on First Hill, Anthem, is currently under construction and set to open in May. The new building will have a total of 120 units where 30 units being allotted to people making between 50 and 85 percent of the median income. Decibel, Spectrum’s second development on the Hill, will start construction in May and open in April 2016. This 75-unit building will allot 15 units for people earning 65 to 85 percent of the median income.

JRS is providing our full scope of building envelope consulting services for all three buildings. This includes design development, construction documents, tender support, field services and site testing.

Interesting fact:

All three buildings were named in honor of Jimi Hendrix who once lived at Yesler Terrace.

JRS VANCOUVER RENEWING WHISTLER’S WESTIN RESORT TO LOOK BRAND NEW

December 9, 2014

JRS just completed the second phase of a comprehensive, five phase Maintenance Renewal Program and the first half of a parkade vehicular membrane replacement project for the Westin Hotel Resort and Spa in Whistler, BC. Next year, the parkade vehicular membrane will be fully replaced and in three years, the hotel will look brand new. The new look consists of new paint, sealant and flashings, as well as an upgraded snow management system to protect the building from snowfall. We are also working with hotel staff to improve ventilation efficiencies and thermal comfort by consulting on new sliding doors as well as HVAC options.

With 11 commercial units and 419 hotel units, complete with a spa, fitness and business centre, conference facilities, indoor/outoor pool, hot tub and patio deck, the high end Westin Hotel Resort and Spa includes nearly everything possible in a privately-owned, strata-operated property. Due to the complexity of the type and operation of this property, JRS had to work closely and quickly with the contractor to complete the phases in the least impactful way possible on the bottom line.

JRS SEATTLE WRAPPING UP AND BREAKING GROUND WITH REVOLVE

December 3, 2014

JRS Seattle is wrapping up and breaking ground with two building envelope projects for Seattle development company, Revolve.

Wrapping Up

The Yardhouse, a 35-unit, four-storey complex on Capitol Hill, is scheduled to open this month. The structure is being built to LEED® Silver certification. The building envelope components consist of cedar siding, steel and concrete. JRS provided full design for this building.

Breaking Ground

A new contemporary-style, four-storey complex will begin construction soon at Jefferson and 13th. The mixed-use building near Seattle University will be clad in metal panels, cedar plank and exposed concrete. JRS is in the process of providing design review for this building.

JRS VANCOUVER UNDERWAY WITH VIJ’S RESTAURANT RENOVATION

November 26, 2014

Construction of the Vij’s restaurant renovation on Cambie has begun. JRS Vancouver is underway with our enhanced field reviews to ensure a high performance building envelope. We have already worked with the team to complete design development and are stepping into the next phase of the project. The contractor is Wales McLelland and the architect is ph5 architecture.

The new two-storey building will consist of a main level restaurant with office space above. Building envelope systems are to consist of glazing, concrete walls, new stair, rooftop patio and green roof. The green roof will consist of a garden supplying the restaurant with fresh produce year round. Visit Wales McLelland to learn more about the project.

JRS SEATTLE CONTRIBUTES TO 12TH AVENUE ARTS URBAN CULTURAL BUILDING

November 19, 2014

JRS Seattle is excited to see the 12th Avenue Arts building gracing the front page of newsstands today. The new $47 million concrete and glass building is a unique blend of retail, affordable-housing and two theaters all above a soundproofed parking garage for the Seattle Police Department. It’s the first building of its kind in the city and may serve as a national model for other similar non-profits. The building was designed by SMR Architects and the theatre by Candela. The official opening of 12th Avenue Arts will be celebrated with a public open house and facility tour on December 10th.

JRS provided building envelope consulting services for this interesting new building. This included collaboration with the architect during design to review specifications and drawings. In addition, JRS completed structural design of the cladding system and performed blower door testing, also known as air barrier testing, to ensure the building meets requirements under the Seattle Energy Code.

JRS SEATTLE PROJECTS WIN BIG AT ‘NIGHT OF STARS’ AWARDS BANQUET

November 12, 2014

Three JRS Seattle projects were among the few bright winners at NAIOP’s ‘Night of Stars’ awards banquet last week. The awards recognize real estate projects from around the Northwest that contribute excellence on the community impact, market adaptability, ingenuity and local contributions. JRS Seattle project winners included Stack House and Supply Laundry Buildings, 325 Westlake and the Northwest School.

Stack House and Supply Laundry Buildings won the award for Mixed Use Development of the Year. Also the winner of the 2012 Gold Nugget Award for Best On-the-Boards Design, this development includes construction of new residential and commercial mid-rise towers and the rehabilitation of a historic building and smoke stack in Seattle’s South Lake Union neighborhood. The project is part of a redevelopment of the entire block. JRS Seattle provided full building envelope design services for the building. This included an assessment of the existing enclosure components, production of construction details, and writing of specifications. JRS conducted enhanced field reviews while the building was under construction. We will also conducted water ingress tests once new windows were installed, and performed whole building air leakage testing.

325 Westlake won the award for Redevelopment/Renovation of the Year. Originally a one-story brick and timber building, the front of this 1920s-era building underwent seismic upgrades with new steel framing. The original walls now form the first floor exterior of the new building which has retail functions and new storefront window systems. Above and behind this is a 12-unit, 5-story apartment building with a structural steel braced frame. JRS Seattle reviewed all building envelope submittals and shop drawings, and performing field reviews throughout construction. JRS worked with the client to ensure the continuity of waterproofing and air barriers. This presented a challenge because it is an in-fill building with complex geometry and exposed structural elements.

The Northwest School won the Judges Award. The school’s 31,000 square-foot multi-purpose building is located in the heart of Seattle’s First Hill neighborhood. The school required a new two-story building that has the following features: a basement housing a full-court gymnasium, a cafeteria, a rooftop sports field with overhead netting and a 'skylab' for outdoor science classes. JRS Seattle consulted on the project’s initial design phase and performed continual on-site visits to ensure quality assurance and adherence to roofing standards and Energy Code requirements.

JRS BREAKS GROUND ON VANCOUVER’S FIRST 6-STOREY WOOD FRAME BUILDING

November 7, 2014

A new condo development, Cambria, will be Vancouver’s first 6-storey wood frame building, the tallest allowable by Vancouver’s building standards. Cambria is also Mosaic’s second Cambie Street project, following Elizabeth for which JRS also provided building envelope consulting services. The Cambria development consists of two 6-storey condominium buildings being designed, built and certified to LEED® Gold standards.

JRS Vancouver was retained to provide comprehensive building envelope services during design and construction. We have been working closely with the architects to ensure a high performance building envelope design development and are excited with the progress of breaking ground this week. During construction, we will be continuing our building envelope consulting with enhanced field reviews and window testing. Next up, as the construction team builds up retaining walls, JRS will start with waterproofing the building envelope and protecting the below grade parking lot.

The Belltown Modular, a JRS Seattle project, received an honorable mention at last night’s AIA Seattle Honor Awards Ceremony. The awards, which were held at Benayora Hall, celebrate architectural leadership and innovation in Washington.

Belltown Modular is a 7-story mixed-use wood and concrete building located in Seattle’s Belltown district, one of the city’s most heavily populated neighbourhoods. The project posed a unique challenge to design humane living spaces while also incorporating the benefits of density. Also incorporated into the design is an environmental sensitive façade with passive daylighting and ventilation.

JRS Seattle provided building envelope consulting during design and construction. Our services included design development, construction documents production for building envelope components, bidding evaluation support, review of building envelope related shop drawings, submittals and RFIs, enhanced field reviews and associated reporting, as well as continuous air barrier testing. JRS PRINCIPAL ENGINEER REVIEWS NEW CURTAIN WALL SYSTEM IN KOREA

Joel Schwartz, our Principal in Charge at JRS, recently visited Korea to review a new unitized curtain wall system. He attended sites to evaluate and observe mock up testing to apply to local Vancouver projects. The new system could provide a higher performance building envelope for a fraction of the cost. It is our priority at JRS to always provide the most energy-efficient and profitable recommendations for our clients. JRS CALGARY ENSURES NEW INTERNATIONAL AIRPORT BASEMENTS WON’T LEAK

As the Calgary International Airport (the Airport) grows into a major hub for air travel, so too must their facilities grow. To provide for their current travel demands and new international routes, the Airport is constructing a new terminal connected to the existing terminal. This facility is the largest expansion the airport has ever undertaken.

JRS Calgary is providing below-grade waterproofing review services, as well as enhanced field review throughout construction with respect to the performance of below-grade waterproofing materials, components and assemblies. As part of our services, we are addressing the application methods, the cohesion of the material, and the adhesion of the waterproofing membrane through comprehensive quality testing. Basically, we’re making sure their basements won’t leak.

Our services for the Airport began early 2012 and are soon wrapping up. We worked on constructions for both the new terminal and hotel buildings including the Sanitary Lift Station, Utilities Tunnel, Pedestrian Access Tunnel (PAX) and Materials Handling Facility. Wesley Narciso, our Project Engineer and Division Manager, has won the prestigious Young Professional Award from APEGBC. The award is part of the President’s Awards that recognize the exemplary and outstanding professional, technical and community contributions of APEGBC members. The President’s Awards are British Columbia’s top awards for professional engineers and we are overwhelmed with delight at congratulating Wesley on this exciting achievement.

A professional engineer licensed in British Columbia, Wesley has been providing building envelope consulting services for seven years and engineering consulting in Canada and the US for twelve years. With over a hundred testing and failure analysis reports, Wesley’s unique expertise in materials testing, metallurgical engineering and corrosion has been beneficial in assisting with structural assessments, fastener failure investigations and domestic water pipe replacements. An active participant in the building science industry, Wesley takes part in professional committees and presents to industry groups and associations. As part of SeaBEC, he helped plan their first Building Enclosure Symposium in 2011. He is the first Professional Engineer in BC to become a Certified Reserve Planner and the only Professional Engineer in North America to also be a Professional Reserve Analyst. Wesley is an official Mentor with APEGBC and was awarded Mentor Of The Year in 2012, the inaugural year of the award.

BUILDING ENVELOPE ENERGY EFFICIENCY RISING WITH NEW BC BUILDING CODES

JRS Engineering values high performance building envelope and makes ensuring energy-efficiency a high priority in all our consulting work. With the new British Columbia Building Codes released last week, the building envelope standards are improving the performance of new structures in the province. The new code outlines enhancements in two areas affecting the building envelope: ventilation and rainscreen wall assemblies.

Ventilation

The new code stipulates that improvements to ventilation no longer solely rely on exhaust-only ventilation systems. Buildings now require ventilation to exhaust air out of bathrooms and kitchen spaces and also supply air to bedrooms and living areas. In effect, these new standards force builders to better manage air leakage, which results in more energy-efficient building envelope.

Rainscreen Wall Assemblies

The new Building Code will require builders to calculate the effective thermal resistance of above ground walls, roofs and suspended floors. For many communities in BC, the Building Code requires wall assemblies to include a first and second plane of protection separated by a capillary break, also known as rainscreen. While not directly addressed in the new code, these assemblies do provide a thermal resistance.

JRS SEATTLE SUCCEEDS WITH OUR TALLEST BUILDING AIR BARRIER TEST PROJECT TO DATE

Last week, JRS Seattle undertook our tallest air barrier test project to date. With 28 storeys and 248,000 square feet of floor area, the 3rd and Cedar Apartments building is the tallest tower we’ve provided with our blower door air barrier test services. Our test included stairs, elevator shafts that extend into the garage and the entire interior volume of the building’s residential portions. We conducted the test in one day and treated the entire enclosure as one volume. Moving forward we are pleased to continue adding to our over 4 years providing exceptional blower door air barrier test services.

What is our process for air barrier testing?

When JRS provides air barrier test services we communicate closely with our clients to determine the best possible strategy for your needs. An air barrier test starts with a pre-test walk through to confirm testing conditions. The air barrier test is then conducted in accordance with ASTM standards and as described in the Seattle or Washington State Energy Codes. While the building is under pressure, JRS uses tools, such as inert smoke generators, to help locate leakage points. Upon completion, we provide you with a comprehensive report outlining our observations and recommendations.

JRS VANCOUVER APPOINTED BUILDING ENVELOPE EXPERTS FOR UBC LIFE SCIENCES BUILDING EXPANSION

JRS Vancouver is excited to be contributing building envelope consulting to the new $51.8 million expansion of the UBC Life Sciences building. Announcing their launch in this Journal of Commerce article, the 175,000 square foot development includes both new construction and renovations to existing buildings. New additions include greenhouse facilities, a four-storey link between it and the West building and a two-storey workshop. Working closely with CEI Architecture and Diamond Schmitt Architects, JRS is providing our full scope building envelope consulting. Our services will include design development, LEED® documentation, schematic design, construction documents, tender support, shop drawings review, review of submittals and RFIs, window testing, enhanced field review services and RCABC inspections. Moving into the design development phase, the building is targeting LEED® Gold certification. JRS has a proud, longstanding relationship with UBC and our work for this post secondary institution also includes building envelope consulting for the Quantum Matter Institute, the DM Centre for Brain Health, the Earth Sciences Building and several on-campus residences. The inaugural City of Vancouver Urban Design Awards were presented last week to celebrate “projects that demonstrate visionary thinking and support design excellence in Vancouver.” JRS Vancouver is proud to have been a part of three winning projects, providing our quality building envelope consulting services to enhance the winning buildings.

Lang Wilson Practice in Architectural Culture

Winner of both the Architectural Design Excellence and Innovative Systems Integration award as well as the Medium Residential Buildings award, Monad, a mixed-use residential commercial structure, incorporates many sustainability features that create a highly energy-efficient building. Such features include a green roof that eases storm runoff and decreases heating and cooling loads, open courtyards to introduce natural daylight, geo-thermal exchange heating and cooling, sliding solar shade screens and solar hot water. The building also incorporates passive ventilation that keeps units comfortable without using any energy. JRS Vancouver provided our full scope building envelope consulting services including conceptual design, design development, construction documents, tender support, shop drawings, field services, window testing and a maintenance manual.

Built for a grandmother and her grandkids, Cloister House is a combined commitment to architectural excellence and environmental sustainability. The house employs the Passive Housing Standards for cooling and heating. JRS provided passive house energy modeling and field services as well as our standard building envelope consulting during design and construction. The building envelope features architectural mass concrete walls with cedar siding, glass curtain walls, and low-slope green roofs. The project also features an air-source heat pump, solar hot water heating and a solar electric array for producing energy.

WANNA LEARN ABOUT THE COMPLEXITITIES OF HYGROTHERMAL MODELING?

JRS Engineering’s Founder and Principal, Joel Schwartz is speaking at this year’s British Columbia Building Envelope Council (BCBEC) Conference & AGM and he’s sharing his hygrothermal modeling expertise with the audience. He is excited to contribute to the excellence of speakers with his talk on a Laminated Wood Roof Deck Case Study. The case study will highlight the background, the problems encountered, and the techniques employed in order to undertake hygrothermal modeling of an institutional building in the lower-mainland of British Columbia, where JRS was asked to investigate a large wood roof structure under construction.

As former President and current member of their council, Joel was invited as one of eight keynote speakers at this year’s BCBEC Conference & AGM. The conference takes place on September 24 at the Fairmont “Hotel Vancouver.”

JRS VANCOUVER FEATURED IN INNOVATION MAGAZINE

JRS Vancouver’s Sea to Sky Gondola project was featured in last month’s issue of Innovation Magazine, APEGBC’s journal of professional engineers and geoscientists. The new $22-million recreational facility was built with BC timber—to withstand heavy snowfall that loads the summit—and detailed to minimize the environmental footprint. The gondola transports 1,200 visitors per hour to the summit, providing them access to the new facility. JRS provided our full scope building envelope consulting for this exciting new construction. Our services included building envelope design development, construction documents review, building envelope letters of assurance, tender evaluation support, shop drawings review, review of submittals and RFIs relating to the building envelope, enhanced field reviews and reports, as well as window testing. We are thrilled to have been a part of the talented team of experts who constructed this breathtaking facility.

JRS VANCOUVER KEEPS OLD ELECTRONICS OUT OF THE LANDFILL (AND IN THE ECONOMY!)

Sustainability is a big deal. At JRS we do our part to take care of the environment. It’s about integrity and doing the right thing. That’s why we enlisted Lykki, our official stationery supplier, to haul our load of old unusable electronic recycling. We’re happy to know that this bundle isn’t going to sit in a landfill somewhere, but instead will be recycled and reused in a sustainable way. Did you know that inks and toners can be cleaned and reconditioned for reuse? Or that computer and other electronics, like monitors, speakers, mice, etc., are reused for their glass, plastic, and metal materials? Plus, they handle all the hazardous materials, like lead and mercury, in a responsible way. There’s really no reason for any of this useable material to go to waste. So, we urge you, if you have electronics sitting in your home or office, recycle them so that they can be put to good use safely.

JRS SEATTLE CONDUCTS AIR BARRIER TESTING ON NEW HIGH-RISE CONSTRUCTION

September 3, 2014

101 Taylor is a 10-storey, 258-unit apartment complex under construction in the Denny Triangle district in downtown Seattle. JRS Seattle has already provided full building envelope consulting for this SRM Development project. We are now underway on our air barrier testing to provide recommendations for air leakage in the building. Construction on this high-rise is slated for completion later this year.

Blower Door Air Barrier Testing is a test that can be used to identify air leaks that need to be sealed–which can dramatically decrease heating and cooling costs. An air barrier test involves using multiple high-powered fans, to pressurize and/or depressurize an entire enclosure and measure air flow at a range of pressures. Quantitative results include leakage rates, the cumulative size of holes in the air barrier and rates of air change. While under pressure, qualitative tools are used to locate areas of infiltration.

JRS VANCOUVER EMBRACES NEWLY CERTIFIED PASSIVE HOUSING DESIGNER

We have a new Certified Passive Housing Designer here at JRS and we couldn’t be more delighted. Meet Michelle O’Carroll, an Engineer at our firm who is deeply passionate and motivated by sustainability and energy-efficient homes. Michelle believes that it only makes sense to build a passive home because the long term profitability far outweighs the initial investment.

What is Passive Housing?

Passive housing means building the most energy-efficient building envelope so that your home requires very minimal heating or cooling to sustain the weather. When required, the temperature of the home would be controlled by passive means, for instance, the heat from the stove or even your blow dryer.

Passive housing originated in Sweden and is very popular in Europe, where Michelle happens to come from. In many European countries, passive housing standards are directly written in the building construction code. In the future of passive housing design in British Columbia, Michelle hopes to see the same passive housing standards written into our construction codes.

JRS VANCOUVER DELIGHTED FOR NEXT PHASE OF THE LYNN VALLEY CENTRE REVITALIZATION

JRS Vancouver is delighted with the progress of the Lynn Valley Centre revitalization project. With the unanimous council approval in June and the rezoning of the site in July came a wave of excitement for the next phase of the project. We are now moving forward into the permit stage of the process.

The Lynn Valley Centre is at the heart of the community and we greatly appreciate the public process and discussion to get this project up and running. JRS Vancouver tackles treacherous Lions Hike (and lives to tell the tale!)

JRS is a company of determined professionals. When we commit to a job we see it through, with a smile. It’s our dedication to collaborative teamwork that ensures our quality work. Of course, this extends into our social activities as well. The Lions Hike is a grueling 8-hour climb up one of Vancouver’s tallest mountains. It slopes upwards to 1280 metres with what’s meant to be spectacular panoramic views. However, not so when the sky is covered in fog as it was last weekend. Nonetheless, our team ventured up the ridges and roots to conquer that slope. Though we didn’t get to see the skyline and ocean view, we did, however, have a lovely time.

JRS VANCOUVER PART OF NEW VIBRANT UBC COMMUNITY CENTRE CONSTRUCTION

Construction of the new UBC Wesbrook Place Community Centre is now well underway. The 2-storey community centre that aims to strengthen social and cultural vibrancy will feature a gym, general meeting and multipurpose rooms, a dance studio and café space. JRS Vancouver is providing full building envelope and LEED® consulting on this project and is currently working with the construction team to review all waterproofing details. Winter is coming and we all know how wet Vancouver can get. Our consulting team is addressing inquiries regarding the building’s membrane and cladding systems to provide a long lasting building that can endure our rainiest seasons. Completion of this project is slated for later this year.

JRS SEATTLE AN INTEGRAL ASSET TO NEW $2.3 BILLION SPRING DISTRICT DEVELOPMENT

JRS Seattle is excited to be an integral part of a new 306-apartment development in Spring District. The apartments will sit about 30 feet above the street level, giving each inhabitant a view. The $2.3 billion project will have 5.3 million square feet of offices, retail, housing, and parks when it’s done. JRS SEATTLE NAMED PART OF ROOSEVELT'S ELEANOR DESIGN/BUILD TEAM

Developer Mack Urban has decided to name its latest project in Roosevelt near Interstate 5, Eleanor, after the former first lady Eleanor Roosevelt. Mack Urban has said, they decided on the name to honor her as a humanitarian and as an advocate for community connections. Eleanor will comprise of a 260-unit , 7 story, apartment with various indoor and outdoor amenities. The development has been purposely been divided into two smaller buildings, instead of one large one to foster the idea of community and shared spaces. The buildings will share a courtyard, and a boardwalk that connects the two common areas. JRS has been named as part of the design team, providing full building envelope design, ongoing field reviews throughout construction.

JRS VANCOUVER HISTORIC OPSAL GAINS STEEL TOAD BREWERY IN FALSE CREEK

June 24, 2014

Bastion Development's Opsal site is located on the corner of 2nd and Quebec street in Vancouver, sitting atop it's historical namesake of the Opsal Steel building. For Bastion, this site was worth preserving as each of its original heavy timbers and industrial artifacts were taken apart, numbered and documented only to be reassembled as part of the new Opsal site. JRS is currently completing work on the 26-storey residential tower that is part of the ever-changing South False Creek skyline. Now the historic building once part of the area's industrial heritage is set to become a brand new brewery and 90-seat public house. Steel Toad Brewing Company has taken over the space and is set to join its neighbours Main Street Brewing, Craft and Tap and Barrel as the latest craft brew provider in the area. JRS SEATTLE WORKING ON MILL CREEK PROJECT AT OLD HOSTESS CAKE FACTORY

June 17, 2014

Mill Creek Residential has started planning at seven-storey, 294-unit complex located where the former Hostess Cake factory was at 435 Dexter avenue North in South Lake Union. Furthering the re-development and re-imagination of the South Lake Union area, from industrial to residential, the project will be entirely living space, with no mixed commercial. Some of the ground floor units will contain work-live spaces, meeting spaces and amenities such as a game room, gym, and dog wash. Other amenities include the increasing popular roof top deck and courtyard areas to ensure green-space and promote outdoor living within the city center.

JRS is currently working with the architect and developer to provide full building envelope design, architectural design review and air barrier (or blower-door) testing. Air barrier testing is becoming a popular service and JRS has been more steadily providing this service to clients environmental performance of their building envelope. JRS SEATTLE SOCIAL HOUSING PROJECT HIRABAYASHI RECEIVES $11M

June 6, 2014

Hirabayashi Place is a new social housing project in the International District of Seattle. The 96-unit residential building will be home to formerly homeless and low-income families. Create as part of a public-private partnership with InterIm Community Development with Seattle's Housing Office of Housing, and Washington State Housing and Community Development Program, to name a few. Announced today, the project has received $11 million in housing credit equity from Maryland based, Enterprise Community Investment. This investment will help sustain this project's future in the community and encourage further investment into projects such as this one. The project is named after Gordon Hirabayashi, a University of Washington student who defied the Japanese American internment during WW II. JRS is working with Micon architects to provide full building envelope consulting; including the 3000 sq. ft. roof top children's play area. JRS COMMENTS ON REVIVED NEWS OF LEAKY CONDOS IN VANCOUVER

May 26, 2014

News of a 'second wave of leaky condos' has been making headlines in Vancouver this past month. The latest news of leaky condos popping up in Vancouver, after the leaky condo years of 1982-1999, are in part due to the government mandated Depreciation Reports. With a Depreciation Report being required by December 13th 2013 unless a deferment is voted upon; Strata Council's are being forced to face facts about necessary repairs to their building envelope and various other components. These buildings are not part of a second round of leaky condos, but are a part of the first wave that may have never been repaired in the first place. Some of these buildings are past the 25-year-old mark, making their necessary repairs no longer a part of the 'leaky' phenomenon but merely by neglect of owners to the natural lifespan of common building components. These buildings can still have a future if councils and owners work together to discuss long term plans, and raising of funds through higher monthly fees, special levies and the more popular, bank loans. JRS SEATTLE PYBUS PUBLIC MARKET PROJECT WINS CIVIC DESIGN AWARD

May 21, 2014

The AIA Washington Council recently honored 13 projects with it's 2014 Civic Design Awards. Projects were judged on design, utility, economy, environmental harmony, sustainability, accessibility, aesthetic delight, creativity, craftsmanship and innovation. JRS Seattle project, Pybus Public Market, was the winner of a Merit Award, based on the new and improved design of the market. JRS worked with Graham Baba Architects to insulate all the metal walls and roofing, while still maintaining the original 'warehouse' look and feel of the popular public market. JRS was contracted to provide design and construction related-reviews of built conditions for environmental separation and building envelope performance. JRS congratulates Graham Baba Architects on the AIA Civic Design award and is proud to have worked with them on this project.

JRS EXCITED FOR THE SEA TO SKY GONDOLA OPENING DAY MAY 16

JRS is very excited about the upcoming opening day for the Sea To Sky gondola project. Opening day is this Friday May 16th, as the project remained on schedule throughout construction. Hailed the crown jewel of tourism infrastructure in the sea to sky corridor, working on the gondola has been a thrilling project for JRS engineers. The gondola takes riders up to the summit near the top of the Chief and over looks beautiful Howe Sound. JRS AND MGA TO GIVE WHISTLER SKIER'S INSTITUTIONS A FACE LIFT

April 21, 2014

JRS and Michael Green Architecture are currently working on giving a few of Whistler/Blackcomb skier's institutions a face lift this summer. Starting with the Garibaldi Lift Company, an apres ski institution located at the base of Whistler, major improvements to this restaurant/bar will be finalized and completed before ski season 2015. One of the main attractions of Garibaldi Lift Company is the large outdoor patio. The 'GLC' will receive a new canopy style roof, lighting, heating and three season vinyl vertical enclosure over portions of the existing patio. This addition to an already popular patio, will help extend it's seasonal life and patron's ability to enjoy those mild west coast autumns. JRS is working with Michael Green Architecture providing full building envelope design review with regards to the tie in systems of the new canopy. JRS will provide enhanced and ongoing field review services when construction begins.

JRS CALGARY CHANGES TO ALBERTA'S NEW HOME BUYER PROTECTION ACT

March 27, 2014

JRS Calgary has learned about recent updates and changes to Alberta's New Home Buyer Protection Act.As of February 1, 2014 the New Home Buyer Protection Act came into effect in Alberta. One of the strongest consumer home warranty protection plans in Canada, the legislation helps to protect the single largest purchase that most people make, their home. On March 18, 2014 changes were introduced through and amendment to the act. Minor revisions include expanded rules for multi-family rental building exemptions,clarifying which administrative penalties apply on a per unit basis, and changes to definitions of start dates for warranty coverage. JRS Seattle partnered with NK Architects and developer Dave Meissner on West Seattle apartment project, The Vue. Located on SW Avalon way, The Vue will be the first LEED® for Homes apartment building in the area. Utilizing necessary criteria of LEED® mid-rise buildings, the Vue offers great design and construction with lower utility bills and healthier indoor environments. Buyers can enjoy energy-saving features such as: Water Sense labeled shower heads, high efficiency faucets, window air ventilation systems and high efficiency lighting throughout. The carefully chosen 'green' components of the building will ensure renters's utility bills are far lower than their standard apartment counterpart. JRS UBC EARTH SCIENCES BUILDING CONFIRMED AS CERTIFIED LEED® GOLD

March 10, 2014

One of our University of British Columbia projects has recently been confirmed as LEED® Gold certified, by the Canadian Green Building Council (CaGBC). Built in 2010 by architects Perkins+Will in Vancouver, the building is organized into two wings that surround an open concept atrium with a free-floating cantilevered solid timber staircase. The project used wood as the primary structural material; solid, cross-laminated wood and a wood-concrete composite panels. The deliberate use of wood made for an innovative project in Canada and raised the bar for the use of wood in large-scale, high performance projects. Subsequently, the EBS Building won Woodworks! 2012 award for Wood Innovation Engineering. JRS provided full building envelope consulting throughout construction, including ongoing field reviews. JRS SEATTLE WORKING TO PRESERVE CHARACTER OF SOUTH LAKE BUILDINGS

JRS Seattle previously worked with Runberg Architects and Vulcan Real Estate on a seven-story complex with 278 units and retail space named Stack House in South Lake Union. Next door to Stackhouse, is it's namesake, 106-year old laundry supply building. As part of the Vulcan/Runberg team, JRS worked to preserve and re-purpose the building and incorporate it into the new development. Historic preservation is an important element of rapidly developing neighborhoods, providing character to the area. Important elements of the building are being preserved such as a 140-foot smoke stack. The laundry also has 5,000 square feet for a restaurant and 25,000 square feet of office space. JRS continues to work with Runberg and Vulcan providing full building envelope and LEED® consulting on the new development.

JRS ROOFING PERFECTING MULTI-ROOF PROJECTS IN VANCOUVER AND SEA TO SKY CORRIDOR

JRS Roofing Division has been awarded two multi-building projects in the City of Vancouver and School District 48 Sea to Sky corridor. Using past project experience, JRS Roofing has worked to perfect a custom methodology for projects like these that include a portfolio of buildings. These buildings usually are multi-generational and have little to no record of their roof systems. JRS works to assess each roof system and compile a comprehensive roof maintenance plan. We look forward to utilizing our custom plan for more institutional clients. JRS' roofing division is led by Josh Jensen, one of only three Registered Roof Consultants in British Columbia and RCABC certified inspector.

JRS CALGARY AND CONCORD PACIFIC TO RESHAPE EAU CLAIRE

JRS Calgary is proud to be a part of another residential project with Concord Pacific. Joining Concord to redevelop Calgary's most sought after Eau Claire at 1st Avenue SW and 6th Street SW on Eau Claire Park. Designed by Arthur Erickson in 2009, the condos will start at $1 million in the 17-storey building. The design encompasses a gentle slope and curving glass, the effect of will ensure most of the 181 condos have penthouse style views.On the ground floor, a smaller row of designer town-homes will make the most of the river view. NEW YEAR, NEW GROWTH IN SOUTH LAKE SEATTLE AREA

JRS Seattle is working with Wolff Co. a development firm out of Arizona, on two large scale apartment complexes. These two developments have total 455 units six three and four story buildings. Adding housing as well as retail space these new projects continue Wolff's influence on the surrounding Seattle area.; with three other apartment projects under construction that are set to open in 2014 and 2015. JRS has been contracted to provide full building envelope consulting on both new projects. This includes design and development and will continue through ongoing field reviews. JRS got glamorous, working with Concord Pacific to add four large new units to their Alberni Street retail space. We provided full building envelope consulting, ongoing field reviews and contract administration. The high-fashion Tory Burch and De Beers stores have opened their first Vancouver stores in two of the renovated units, which are connected to the Carlyle, an existing residential building. JRS CALGARY FINISHES PHASE 1 OF AE CROSS SCHOOL

AE Cross school is one of Calgary Board of Education's largest secondary schools, serving 9 local communities. Originally built in 1960 and sitting on 13.5 acres, the school required extensive renewal of it's wall assemblies. JRS partnered with the Calgary Board of Education to formulate a workable plan and timeline for the rehabilitation of the building. JRS is happy to announce the completion of Phase 1 of this large project, with minimal disruption to students and teachers. We are happy to say the upgrades will result in higher performing walls and windows, increasing the building's life span and green output.

JRS PROJECT PARTNER STUART OLSEN DOMINION WINS VRCA GOLD AWARD

October 24, 2013

JRS worked with Stuart Olsen Dominion on the public-private partnership project, Fort St. John Hospital and Residential care facility. On October 18th 2013, the Vancouver Regional Construction Association handed out 12 Gold Awards for excellence in the construction field over the last year. Stuart Olsen Dominion took home the Gold award for 'General Contractor over $40 million' for their work on the Fort St. John Hospital. The hospital was a huge partnered undertaking between Stuart Olsen Dominion, various contractors and government facilities. JRS has been involved from the design process and has continued to work with the project team to develop the building envelope assemblies. JRS SINGLE FAMILY 'BALANCED' WEST VANCOUVER HOME

JRS Vancouver has completed work on a locally designed and unique West Vancouver home. Designed by Splyce Designs and built by Powers Construction, this private residence aimed to 'anchor' itself to the west-coast landscape and natural flora found around this steep lot. Working in a narrow space, the house works to reclaim the sloped lot with a pronounced dining room, projecting fifteen feet, unsupported out of the house to the forest and view. This house is an example of how to mirror and combine your difficult environmental challenges to create something fluid. JRS worked as the prime building envelope consultant on this project, providing design and construction document review.

JRS PART OF LARGEST DATA CENTER IN WASHINGTON

JRS Seattle just finished with the largest Data center in Washington State. Owned by Vantage Data Centers who manages some of the largest data centers for Yahoo, Dell, Microsoft and Boeing. The Quincy, WA center is LEED platinum designed with abundant hydroelectric power, network connectivity, and low risk to natural disasters. At 133,000 square feet building has 61,000 square feet of raised-floor data center space. JRS was contracted to provide design review and conducted site visits and testing throughout construction. JRS Seattle looks forward to further expansion by Vantage and other IT industrialist in the Quincy area.

JRS SEATTLE GETS SET FOR GOOGLE

Sept 9, 2013

JRS Seattle is Google ready to start the expansion on Google's Kirkland campus.The current campus is a total of 195,000 square feet in three buildings. The expansion will add an additional 180,000 square feet in two buildings connected by an atrium, which will look like a single structure. Working alongside SRM Development, JRS will be providing design review services and conducting ongoing site visits during construction. While Google has not listed any more famous amenities to the new structure, the campus currently has fitness and massage centres, a climbing wall, cafes, cooking classes, kayak rentals and a dog park. JRS TO PROVIDE SEYMOUR – CAPILANO FILTRATION PLANT ROOF UPGRADE 

June 25, 2015 

JRS Vancouver has been retained, along with Stantec, by Metro Vancouver to provide roofing services for the Seymour – Capilano Filtration Plant Clearwell Chamber roof upgrade project. The plant is located in the Lower Seymour Conservation Reserve (LSCR) and has been in operation since early 2010. The existing roof assemblies are primarily exposed membrane on a concrete substrate where both a 2-ply SBS Modified Bituminous and hot rubber membrane have been used. 

JRS will provide specialist roofing services throughout all phases of the project from design development to construction documents, tendering, enhanced field reviews and post-construction. The new roof design will have a 20-year warranty that is guaranteed to prevent leakage of rainwater into the store treated water while also allowing for easy access to all the chamber and clearwell hatches.

JRS VANCOUVER INVOLVED IN PHASE 2 OF THE KERRISDALE POOL ROOF REPLACEMENT PROJECT.

January 11, 2016.

JRS Vancouver was retained by the City of Vancouver to undertake a roof condition assessment for the Kerrisdale Pool located within the Kerrisdale Community Centre. The wood-frame, steel, and concrete block construction was completed in 1952 and consist of a fitness centre, an indoor pool, a gymnasium and a senior’s wing. In approximately 1995, the pool was enclosed with the current canvas roof structure which is supported by steel trusses and tensioned by steel wired ropes.

In Phase 1, JRS provided roof assessment services with the purpose to determine the exact condition of the existing roof assemblies. This included design development and preparation of comprehensive set of construction documents. During the assessment, JRS project team noted significant corrosion of the wire ropes and at the bases of the trusses where water pools due to humidity, condensation and significant chloride ion content in the air.

Currently in Phase 2 of the roof repair project, JRS is providing tendering services, field reviews and contract administration. This includes replacement of the wire ropes and of other structural components. The project is slated for completion in summer of 2016.
