JRS Engineering provided specialized consulting services for this uniquely complex, spherical application of curtain wall and window wall systems.

Particular challenges included interfacing between the curtain wall and the window-wall as well as at the adjacent cast-in place concrete at the curved “roof” portions, as well management of water ingress-drainage at upper, tilt-in part of the curtain wall system. JRS undertook full design and shop-drawing reviews and provided field review services for the entire building envelope as well as on-site performance testing of glazing systems and flood-testing of ground-level and roof waterproofing.

Residential 39-storey reinforced concrete high-rise tower and three storey concrete townhouses located within the prestigious Concord Place Lands development bordering the False Creek Marina.

JRS worked closely with the Architect and Developer throughout the design process to develop the building envelope systems. JRS provided specialized building envelope engineering design and full-time field review services for this high-end residential complex. Extensive mock-ups and on-site performance testing of window-wall assemblies was also an integral part of our services. As part of our contract JRS will be developing a maintenance manual and undertaking a maintenance review five years after completion.

Residential high-rise condominium tower consisting of 14-storey reinforced concrete structure built on top of an existing above-ground parkade.

JRS was brought in to this project well after design had been completed and construction started. JRS was able to fast-track all services to provide the client with information to meet the project schedule. JRS reviewed the architectural design documents and shop-drawings and resolved all outstanding issues in-pace with construction. Field services were provided for review of all building envelope assemblies and components.
