5 Storey mixed use commercial and residential building located in the Belltown area of Seattle.

JRS undertook a second-opinion risk review of the project at the early stages of construction, and due to identified concerns was brought in to revise the envelope system. Working with the Architect and Construction team, JRS fast-tracked development of building envelope details, and prepared a presentation for the construction team to educate them on the changes and required details for the project. JRS undertook full design and shop-drawing reviews and provided field review services for the entire building envelope.

Renovation of an 80-year old historic building. The Camlin Hotel is an 11-storey concrete framed building with multi wythe brick walls and concrete block infill walls covered with parging. The renovation included new framed walls, windows, and all new roofing with an extensive interior retrofit.

JRS provided building envelope consulting services. JRS reviewed the architectural drawings and specifications, and made recommendations for materials and assemblies. JRS also produced a number of details to assist with the construction of roofing, walls and windows.

JRS performed fieldwork which included testing of existing components and review of new components as well as reviewing window mock-ups and performing window testing.

JRS worked with the Architect and Contractor to develop a wall cladding assembly that is suitable for high exposure and high wind loads due to close proximity to the ocean.
