4-storey wood-framed Residential Apartment Building Rehabilitation Project's JRS undertook the original building envelope condition assessment and then worked with the owners to develop a new architectural layout with a registered architect. Taking the opportunity to modernize the look of their building, the owners decided on significant architectural changes including the complete upgrading of appearance with new claddings and colour schemes. Upper glazed canopies (engineered by JRS) were added to further enhance value as well as deflect moisture. JRS prepared a comprehensive set of project documents including specifications and drawings suitable for a 10-year warranty.

BRIARWOOD PARK LANGLEY
Comprehensive building envelope rehabilitation of a four-storey wood frame apartment complex. JRS performed the initial building envelope condition assessment. Subsequent to the assessment, JRS was retained to provide design development services which included analysing various repair options and project delivery options. Based on the design development work, JRS prepared a comprehensive set of project documents including written specifications and drawings. JRS coordinated the project documents with the warranty insurance provider to obtain a 10-year water penetration warranty.

JRS prepared a comprehensive set of project documents including specifications and drawings suitable for a 10-year warranty. JRS undertook the building envelope condition assessment and worked closely with the owners and a registered Architect to add value to the project by developing a new architectural layout incorporating current design trends. JRS produced a set of comprehensive remediation documents including structural design of glass canopy system in order for the project to qualify for a 10-year warranty, further adding value to the project. Field services including coordination with Construction Managers, technical review of all completed work and performance testing of installed windows.
